It's not that worst that since there is a road in between the 4 parcels and Jalil Sutera but Exsim maybe have tricky part on where the main entrance is facing, unless Parcel 4 near the turning and facing Jalil Sutera.

Exsim started with "Z" from the successfulness like The Treez, The Leafz during good old days of property booming & DIBS. Then they continue it with special Twin Arkz, Petalz, Nidoz, Ceylonz, etc. Not luxury but consider high class and nice & sleek design.

D is slightly lower range where they use similar design and layouts for Central Park D'sara where D'Erica, D'Vervain, etc.

Interesting tidbit of branding. It’s very much catered to millennial crowd but it’s getting a bit tired especially since they are launching like nobody’s business. Still very cookie cutter.

Ok he was a bit long winded but in essence paying a premium for the most atas unit in a given location is not worth it. I generally agree except of course it’s a blue chip area for prestige and livability. I reckon 20-30% is ok but more than that like some areas where it’s 50%+ more than the competition is problematic.

KV is not that big and already multiple “atas” enclaves have been created which is marketing BS. The OG atas areas are Damansara Heights, Bangsar etc. If new projects in OKR or Bukit Jalil are approaching their psf then what’s the point? Might as well just live in the og area.

I only got to learn about the situation peculiar to Malaysia with cash back, compressed loans, high SPA price and bulk purchases after I did some digging. It’s quite an ugly under belly and I think will have lasting ramifications on property valuation.

Right now, more and more developers and builders in Australia are going bust.
