Also sometimes these agents just ignore me after certain time lol. I'm with two agencies now. One ignore me and the other keep saying have buyer then no news lol

In ur situation... only way is to lower ur selling price and offer higher commision to ur agent...
But anyhow, don't let potential buyer know u r desperate for selling

Not easy to sell.

My old house at KD (a hot location) took over 2 years to sell below market price before the MCO. The agent took 2%. The lawyer took RM 10K and the balance after deducting the outstanding loan left not much but enough to survive through the MCO without any work.

If the condo is located in some ulu place or far from KL, good luck selling in 6 months. If classified as a black area by the bank or agent, even worse.

I wonder if we’ll ever go back to the days with a healthy property market that doesn’t require years to sell a unit.

Whoever still thinks property is a good store of wealth is deluded.

I suggest u think of an alternative. Not easy to find a buyer now and even if you found one now, the loan application and SPA will take at least 4 months to complete

Any examples of the so-called 'black areas' please? I'm curious to know if this is due to oversupply or specific issues like crime, traffic etc.

Slum areas mostly. If the are too many crimes or full of illegals, it is classified as black area.
