Recently I have look for a fully residential property project in PJ Damansara Perdana just besides the LDP TOLL and come with a private lake.
For now starting price is from 609 per sqft its worth to buy it? unsure.gif

Considering that Damansara Central Park is just right at the start of the road going into this one... so you'd be probably banking on how DCP goes. Con is.. 10k plus new neighbours in a close proximity.

Also, the lake is there unlike some waterfall that will only apparently show up after a rain.

Yeah, the only issue with this development is the entrance/exit
You might want to consider asking if they have any plans to build alternative roads or not.

Saw Foresthill Residences soft launching. Visited sales gallery & show unit today. Quite many visitors and customers. Price is attractive from RM580k onwards for smallest unit which is 950 Sq ft… most lake facing small unit taken.

Went to check out the sales gallery ytd, two towers in total, now launching tower B only, both will be completed by end 2026. Hill view which overlooking Hamptons Dsara and Country Height Dsara is slightly cheaper than the lake view. I must say the lake view is the USP here that's why left with higher floor units only. I'm considering hill view smallest unit since it's cheaper.

Correct me if I'm wrong, the Exsim project will be completed sooner than Forest Hill, maybe by that time the road condition would have improve? What do you guys think?

Esxim project is one thing, Flora Damansara is another
Density always contributes to 1 thing, traffic.

Check first if you can tolerate it. There can be only that much land for them to expand the road. I'm expecting even a 2 lane road (each directions) also become 1 lane because everyone will be parking on the roadside. Unless there's a strict enforcement running, which is rare.

I believe the road conditions will definitely improve because Dash, Exsim & Foresthill has common interest to improve the condition and accessibility. I saw Exsim plans as well when I visit their sales gallery. It’s part of ccc requirement to complete infrastructure and access to development.

I am still okay with the road side parking so long the traffic is still moving. I like the fact that those convenience stores at Flora and commercials (soon to be build by Esxim I think) are within walking distance, ppl like me always like to hv the convenience within 5-10mins walk yet staying in a residential community like Forest Hill. Got 3 access, LDP parallel, damansara perdana traffic light junction, and the tunnel.

Stayed here for years now. Even before Exsim started here. Road enhancement finally by Exsim after their constructions damaged it.

Peaceful, quiet and private area with nature lake. Good for families.

Oh of course no, the condo is going to be build opposite the hill across the huge lake. It’s not next to the hill. I am sure the view for the lake facing units would be very nice. From my bungalow, I cannot see the lake but every morning, I do my strolls along the boardwalk area. It’s very peaceful and quiet.

It is only few mins drive to all the nearby amenities ikea, ikano, empire, 1U. This is a low density residential area, not heavy traffic commercial area. I prefer it that way especially since I value my privacy and serenity for living.

I am not a fan of high density living which makes it hard to rent or sell. That’s why the value of the bungalow our area has went up since I purchased few years back.

My reasoning , if you are buying for own stay you should always consider the density of a project and the title. Foresthill Residences is low density as it is residential title so there are only limited units on the plot of land and no future developments. Residential project also lower utilities bills and maintenance fees. The price per Sq ft is also more affordable compared to neighbouring project.

The nature and privacy is important for me as I am not comfortable with high number of people or strangers living in a Commecial area or plot of land. It’s too much for me. This is just my humble view and personal preference.

Good for you, launched last weekend and still can get lakeview. View of the natural lake and hill will be glorious, and you know there won't be any future development blocking that view, and no fear of future landslide as it's a distance away and there's a lake blocking that path.

Smallest Unit 953sqft facing lake view around RM 620K +- nett according to my SA. 2027 completion

I'm interested in this project as well, as I used to work at PJTC, so I'm slightly familiar with the road there.

Only Major issue that is a concern to me, is that there is only one way in and out.

And Foresthill is not close to the exit point, so imagine going thru all the apartment, and also upcoming multi phase Exsim project.

So unless they opening up another road which link to the highway outside, the jam could be terrible for a normal office working hour job.

Very nice place to stay at thou, can see some video on the lake and the forest itself is very captivating.

Don’t have to be too worried. I stayed here in the bungalows lots many years, it was always two ways in / out. But Exsim project started then the roads were damaged during construction and was shut for 1 year. After many complaints to MBPJ, finally Exsim is now repairing and enhancing the road access including the widening.

Authorities also shared with the approved two way in / out road access. The tunnel to the other side of highway is finally open both ways too. Good progress after 1 long year. Hopefully Exsim can complete the road access sooner for the sake of us residents as soon as possible. I can see improvement and widening now.

You should consider getting one unit. I bought tower B early of the year for my child.

That I am not sure as I don’t drop by all the time. Only when I receive event invitation from Developer cause I am existing owner. Honestly the developer treat us owners warmly, the staff always welcome us as though we are potential buyers. I guess that is the difference.

It is common / market norm for high rise condo legal vacant possession to be 48 months. 36 months is usually for strata title landed, not high rise.

As far as I know, this project legal completion period is 48 months. But good developers usually can complete ahead of time.

just came back from the sales gallery, i am considering the 1259sqft, but the dual key 1527sqft living room layout is very convincing. i have a small family, my wife, me and one baby. i am so lost which unit to get

If you can afford it, you should consider the dual key unit. Price per psf is value for money plus the design is wide and spacious. I like the dual key unit personally because hard to find such product in the market. But I bought type A tower B for my child because they said they wanted smaller unit.

Otherwise, the package for both units are attractive.

Have to think about what that extra independent room is for.
For parents to come stay but still have some privacy?
To rent out to another tenant? But not sure how safe that is, since you got young family with a baby.
If not for either the above two, am not sure what extra benefit you get for having extra separate space, it's a hassle having to handle 2 layers of doors.

This is a fantastic layout. I’d spring for the bigger layout as long as it doesn’t break the bank too much. The versatility is there if you need to rent it out but also as a seperate home office/guest room when needed. It also works as a self contained studio for elderly/adult children.

I'm in your situation as well, couple with a baby. For me the choice would depend on how often my parents or in-laws are visiting me but in my case my in-laws are from KL itself so it will be only my parents who will be the main factor.

Personally I would go with the 3 room unit which to me is more practical. It all depends on your needs and financial situation as well. Larger unit will definitely cost more not just initially but down the road as well. Maintenance fees, cukai-cukai and etc will be more exp. If you have demand for extra space and have no concern on your pocket, then by all means get the larger one lor devil.gif devil.gif

I reckon the majority of Covid divorces were due to living in cramped conditions and you’re in each other’s hair all the time.

Haha but eventually I went for other project bro. Me and my wife are skeptical on the long entrance path due to the on-going DCP, not sure it's going to be a nightmare when it's completed. The plus point would be the crowd pulling effect when DCP is completed for the potential gain (again, more crowd = nightmare traffic sweat.gif ) And the location for both of us to go to work its either toll, or crazy jam, or both rclxub.gif

On the micro POV, the project itself is really suitable for own-stay, comfortable and lay-back vibe kind of environment.

You’re mistaking my meaning. Everyone needs to have some degree of privacy for a harmonious family. Evidently this was more difficult during Covid when people had to work and study from home. That’s why I say having more space never goes out of fashion but don’t over extend financially la.

Booked a unit last Sunday, but having dilemma.
wondering will there be traffic issue after the Central Park Damansara completion?
Booked type A, but not really like it's layout, the master bedroom seems like very limited space for wardrobe, thinking shld I change to type B, but 4 rooms is too much for me. Would be good if the layout is more spacious instead more room

To be fair it all comes down to the unique use case. 4 room is good for me because I can turn 1 of the room into my home office (I'm a permanent WFH basis), whilst keeping another room for my kiddo, and the other one for my parents when they are in town to visit. Cons of having more room definitely will be smaller room compared to a 3 room layout unless you fork out more money to get a larger unit.

I'd say it always depend on your use case. And also you should definitely let your agent and banker know if you're going for a more expensive unit as the loan calculation is going to be different. Easy to downsize the loan amount, but upsizing it I think they consider it as a resubmission of loan application. You'll have to go though all the waiting game again.

I got a type A lake view for my daughter. She said the space is enough for her though I asked to take bigger unit. She prefer to not start off with too much commitment otherwise she would choose the bigger size.

As for the traffic concern, I think these days prime area would have traffic issues. If the project has no traffic jam I would be more worried because it means low demand or low population area. I saw the authority plan there will be flyovers and new highways into the area by Exsim

We have a small resident's association here and we have made some close contacts with other nearby RAs, developers (Exsim) and MBPJ. Since we will be neighbours soon, we can maybe organise some TT sessions and share some info on what's been going around here. Quick question for the current Foresthill Damansara residents who are here, how's the traffic noise pollution? being adjacent to the busy roads of LDP and North South Highway. I have experience with Seresta (LNG) and Foresta (LNG) which is within the vicinity (affected by NSE, but not affected by LDP). I also have experience with Ativo Suites (Ta Global) further down the road, which is located right next to LDP. You could still hear traffic noises throughout the day, despite facing the hills or away from direct traffic.

The soundproofing helps, but only until one of the illegal bikes, cars without mufflers or the sports cars zoom by. The higher the condo the worse the noise. The sweet spot for minimal impact is usually the middle floors from my experience

One of my forever concerns have always been traffic noise from the NSE and LDP

I also hear LDP concession might end in Aug 15 2030 (if they don't sneak in another extension), so this news might be a plus for accessibility.

As there is room under the NSE flyover for an access road (but now its hindered because they don't want cheapskates to circumvent the LDP toll). Plus ForestHill may also link up to the Seresta and LNG phase 3 and 4 access road, with direct access into BSD

I got these screenshots off Google Maps. The path shown by the Green coloured arrow is what I am familiar with in the last time I visited. Its also the entry point from the tunnel and also Damansara Perdana entry point

How about the seemingly new access shown by the path (Purple coloured arrow). From the screen shots, it looks like you can get into this path either via DASH or the Penchala Link highway/TTDI

Also seems to allow for direct access from the parallel LDP lanes.

Are these new access roads completed by now> haven't visited these areas in a while.

Residents here as well as prospective buyers will likely also be interested what MBPJ has zoned and approved for this area. This is a screen grab from the MBPJ laporan_addendum_draf_rancangan_tempatan_petaling_jaya_2_pengubahan_2 (basically draft town planning and approved developments)

Based on extrapolation, I think ForestHill landed and condo will retain full control of the lake, based on the zoning.

Curiously though the forests behind Damansara Seresta condis, right where the Bukit Lanjan Peak is, this area has been zoned for residential development. Last I check, there are clues online that indicate that EXSIM may have acquired the heights, and could be building landed bungalows there (like Country Heights Damansara)

They will also retain a square patch of the forests there (dark green), and tanah lapang and rekreasi (parks?) in the light green zones behind Flora Damansara Apartments.

The huge white void of the Bukit Lanjan Peak is private land and mansion of Tan Sri Emkay

P.S> ForestHill development have been circled in pink

Hi, all. I've visited all the new project in PJ and this project's environment seems to be my cup of tea so far. However, the layout is abit drawback for me as I like to have a bigger living room. My agent told me that the wall is not hackable but he told me that I can actually apply with MO and maybe there's a chance they will approve the wall if the main pillar is not inside the wall. Is this bs?

If it’s main column usually it is not hackable cause it is structural. If it’s not main column then you can apply to future JMB. But it requires engineer approval as far as my experience with my condo in KL.

Ya not Foresthill. Foresthill main contractor is Ehsan Bina. The same contractor for their phase 1 bungalows which I am staying.

Progress looking good. Everyday I can see them going higher. Seems like podium car park level completed and heading to the floor levels now.

Usually for condo, if u want to do any major renovation you need the architect / engineer drawing then submit to JMB for approval. That is how condo living is like mine in KL. U cannot just appoint a contractor uncle to come in and renovate. But if small ID job usually ok.
