I think it can be very dangerous to hold to so many properties.

1-2 properties can already be headache for many people with rental chasing etc....

Depending on where you stand financially.

If you have lots of cash , debt free - rising interest rate is GOOD for you long term. You have more returns from FD, PNB ASM funds, EPF, and you have lower inflation. In short , you become richer.

buy property for own use , don't care appreciate or not right?

if buy for investment , then of course worry about appreciate or depreciate...

Good idea.

I see a few people, having lived in big banglo and houses, downgrade to condo once one of their spouse passed away , moving in to live with their children.

Some convert to condo, using the landed property value to sustain their later years.

Cannot "win" every time property market, sometimes untung , sometimes lose money. That is life.

Like me, I bought a condo because I thought I would work at that area, but life circumstance changed few years later...

Regret ? A bit in the past, but then, that is life. We cannot predict everything and expect to be correct all the time.

no way government will let it fail, worst case scenario, allow foreigners to buy

yes buy to stay only.

I think the property problem was due to extra loose monetary policy and low OPR in the last 10-20 years, a lot of money went into property.
