My sense is, for the last 10 years, easy money due to low interest rate (due to 2008 crisis and pandemic) plus China property boom has spill all over. Both of these has ceased somewhat, i would say in the next couple of years, price stagnant at best for most places.

You want an answer from the younger ones like late 20s- early 30s? Yes we can live in 600 sq ft shoe box house

What extra space you need?

We do not invite friends and family to our house. Extra space? Cafe are all around, shopping mall are just few station away

We do not need living room anymore. Movies can be watched in Ipad while lying on bed. Books can be read on Kindle. 600 sq ft studio can have walk in wardrobe

We are not boomers that like to occupies space to store unwanted things. Need AV room, reading corner, dining tables... must separate wet and dry kitchen etc etc

Me time is inside cafe sipping coffee or traveling overseas

But no worries, I'm already living inside a 3 room apartment. I'm just showing few couples whom i know are living their life this way.

Having no kids at home does really save spaces

Later in life you are going to downgrade the size anyway due to children have their own place to stay

dont forget about the MM2H buyers.....1 year have around 50K people around the world come...each of them require at least 1 property in Malaysia...imagine it maybe the developer not mean to develop for the malaysian...

Where can I find these 100k shop apartments in KL? I'd like an affordable place for own stay, but even the cheapest 500sqft studio unit that is not even within walking distance of mrt is at least 300k. It's infuriating how expensive property is when considering how poorly planned the city is.. uneven and poorly maintained roads, inconsistent sidewalks, poor public transportation, highways everywhere.. literally 3rd world city planning, but 1st world property prices.

thing is , not everybody like you or your friends. many of these youngsters are slaving their life, go out at 7am then go back 7pm

just because you and your friends dont have/dont want to have kids, everyone gonna do it your way

PLATINUM

In the Platinum category, MM2H applicants must meet specific financial prerequisites, including a fixed deposit of RM5 million (USD1.05 million).

Applicants can withdraw a maximum of 50 per cent of the amount after a year to purchase properties valued at RM1.5 million and above, for healthcare, and for tourism activities in the country.

Platinum applicants must reside in Malaysia for a cumulative total of at least 60 days a year.

For those aged 30 to 49 years old, their residence in the country must be fulfilled by their principal, partners, or their dependents respectively.

This category of MM2H applicants is also eligible to apply for Permanent Resident (PR) status after obtaining their Platinum pass.

GOLD


Gold MM2H applicants must adhere to the set financial prerequisites, including a fixed deposit of RM2 million (USD420,800).

They are also allowed to withdraw a maximum of 50 per cent of the amount after a year to purchase properties valued at RM750,000 and above, for healthcare, and for spending on tourism activities.

Gold MM2H pass holders must reside in Malaysia for at least a cumulative total of 60 days a year.

For individuals aged 30 to 49 years old, their residence in the country must be fulfilled by their principal, partners, or their dependents respectively.

The Gold MM2H pass is valid for 15 years, with Multiple Entry Visas (MEV) granted to the principal and dependents, and it can be renewed.

SILVER


Silver MM2H category applicants must have a fixed deposit of RM500,000 (USD105,000) as a financial prerequisite.

They can withdraw a maximum of 50 per cent of the amount after a year to purchase properties valued at RM750,000 and above, for healthcare, and for spending on tourism activities.

Silver MM2H pass holders must reside for at least a cumulative total of 60 days a year in Malaysia.

For individuals aged 30 to 49 years old, their residence in the country must be fulfilled by their principal, partners, or their dependents respectively.

The Silver MM2H pass is valid for five years, with Multiple Entry Visas (MEV) granted to the principal and dependents, and it can be renewed.

Indeed

Absolute price look cheaper, but when you look at price per sf… is not cheaper either plus all the restrictions… hmmm… like not worth it at all, plus maintenance fees + other stuff.
