For own stay I think. Between Laurel and KL48, both also around 600sf. Kl48 is fh, bigger with 2r2b and fully furnished whereas laurel is smaller, lh, 2r1b and semi furnished but less dense than KL48 (1700 units). Location of Laurel seems more atas than KL48 however KL48 is more connected to the city centre.

Big Redevelopment around Chan sow lin mrt Station, can link to lrt.
2 baths better than 1 bath also.

MRT 3 need 5 or 7 years to materialize. If recession or change govt happened again may need above 10 years to complete. MRT 2 BETTER. As long as walking distance. Got instant TRX & KLCC stops. Like you stated, KL48 may nearer to KL City with some factories or old roads, but Bangsar South is not too far away from KL City and much much more proper inclusive it's surrounding. I see KL48 has less potential compare to Laurel. 1000 units is risky but 1700 units are killing. Location matters.

beside density, i think the conveniency is more important, which location has more easier access to your working place, finding foods and etc.
if chan sow lin area is easier to get chinese food around. bangsar south seems hard to find chinese kopitiam or any affordable food ?
But based on developer background, definitely UOA win. Kl48 developer seems not too many track record, just recently completed project Liberty@Ampang

Which gives me a vibe that laurel isn't as low dense as it seems, while im not implying kl48 has a neighborhood with lower density either.

You don't want worry about furnishings then go kl48
Densed or no densed to me is either you choose landed else is the same.

dense or not maybe just check how many lift service how many unit per floor, also check the lift size can fit how many person per lift ~

KL48 existing or soon to be completed... got underground mrt, lrt, mytown IKEA, sunway velo, trx, 118, KLCC, TREC. For long waiting or not gonna see it if change govt... Got Bandar Malaysia, chansowlin city township, bullet train station (HSR).
Laurel got bangsar south, Mid Valley, kl eco city, Bangsar, Damansara height, elevated lrt, brickfield kl Sentral. *Elevated mrt but need wait 7 years or 10 years or more or not going to happen if change govt again.
