Prime area is always the first priority to most people and most jobs due to nearer to work and convenient to access to restaurants, grocer, shopping malls etc. But thing changed after covid since more and more people used to work from home and some companies or works are now become WFH permanently. In this case staying outskirt is not a problem because no issue for traffic. Not convenient to go to malls? We can buy almost everything online same item as shopping mall retail sales while cheaper price.
Btw most of the time young people are only afford for apartment or condo in prime location rather than landed. Imagine a doubel storey house in Kepong at least 700k and 20 years old house. Downpayment plus all miscellaneous fees cost at least 100k. Repair, minor renovation, electrical items and furniture will cost another 100k and total billed to move in gonna beyond 200k meanwhile still baring 660k mortage loan in 35 years. How many young family afford to pay 200k upfront for prime area landed property then?
