Hello

Anybody here sold their landed house subsale in Bangi/Kajang area lately. Did you get full MV or need to discount.

I am thinking about selling mine. Its a corner lot but the agent I contacted proposed low selling price. Mine freehold international yet the agent propose just about 700k. I Bought the unit 7 years ago at 630 k and have spend about 200 k for renovation.
I am expecting 850 k at least.

Any sifu or agent can advise is the market at Bangi area quite depress now.

Market has been quite quiet recently. Plus with the new township and development around Semenyih area, i think people are more leaned towards new houses.

Maybe consider to rent out?

Unfortunately most of the time, owners cannot recoup their renovation costs. You may have to hold a few more years if you want to recoup.

the demographic or buyers around bangi ... that's why the prices there will never be like PJ, cheras, kinrara, DPC

Subsale market has slown down, our country economy is not doing good. Many people out there are struggling to put food on their tables, do you think they will buy property during this hardship time....

Better remove the expectations that your sell price includes your renovation costs, in fact, if I'm buyer, I'll ask more discount coz you renovate not up to my liking 😂

yup..many prople think they can push up the selling price till the sky after doing renovation..but in the end the price is cap to banker market value..

for TS case, if not urgent selling..sure can get someone willing to pay full price..just a matter of time..

definitely must sell BMV about 10%. 850k is a bit hard to sell. but if you're not urgent, then just wait for a serious buyer.

if you don't mind, spend some money for a valuer to check. then you will have the baseline for nego
