 Individual Title Shoplot or Stratified retail lot?

Hi guys. Anyone expert in investing commercial properties? Wondering between individual title shoplot or stratified title retail lot or office lot. For conventional individual title shoplot, one does not require to pay monthly maintenance fee and car park is under local authority’s supervision. Strata retail or office lot needs to pay monthly maintenance and pay season car parking but have better security.

Anyway...generally for commercial go for individual title... has the highest potential for capital appreciation. Stratified depends on a lot of factors like management taking care of the place well, whether can attract crowd etc.

Absolutely agree that Individual title comes with more freedom and owner has absolute control over his property. However sometimes, stratified properties which is newer and modern concept seem to be very tempting also over older and traditional individual title shoplot..
