Sitting on a 4.4-acre leasehold parcel, Curvo Residences is the third phase in the 28-acre integrated township SkyArena and will comprise two blocks, of 30 and 40 storeys, with a total of 830 units. “The three-bedroom units, with indicative built-ups of 800 to 1,300 sq ft, will cater for the middle-income group, such as families and parents who are buying for their children,” he continues.

SkyArena, which has a gross development value (GDV) of RM2.9 billion, has four phases — three residential and one commercial. Phase 1, named Ascenda Residences, was launched in 2014 and the units were handed over to buyers in September 2017. The developer launched Phase 2, Bennington Residences in 2016 and the handover started in 2019. Both phases are fully taken up. Phase 3 will be Curvo Residences while Phase 4 will be a commercial and retail component.

The Vesta Residences, meanwhile, is Phase 2 of the 13.6-acre SkySierra. Occupying a 2.3-acre parcel, it will comprise two 44-storey blocks with a total of 1,001 units. The units will have indicative built-ups of 750 to 1,100 sq ft and are targeted at youngsters who want to live near the city centre, says Lee.

He adds that the RM1.8 billion leasehold ­SkySierra will be launched in four phases. Phase 1 is The Valley Residences with 1,309 units in three blocks. Towers A and B were launched on Feb 16, 2020, and have been fully taken up while Tower C was launched on March 15, 2021, and is 85% sold. All three towers are expected to be handed over in mid-2024.

Phase 3 will be a 30-storey office tower, of which the floorplate is 6,000 to 8,000 sq ft. The fourth and final phase will be a retail component, which is still in the planning stage. Lee reckons that the office sector remains challenging and faces an oversupply situation with occupancy rates dropping.

However, he points out that there is no office tower in Setiawangsa, and that most office units in the vicinity are located on the upper floors of shophouses. Thus, this may provide an opportunity for the developer to fill the gap.

Only the price is more expensive then Edgewood.

can i know this price is based on which floor.
The sales person told me the higher lvl the cheaper, I doubt on this not why higher floor cheaper normally more expensive

Top floor not yet open.
Lv 9- mid floor same price.
L7,L8 also not yet open. once open price will be higher(agent said)
some will be slightly expensive or cheaper due to nice number or nice facing or area.
Not all unit same price.

anyone know launching prices for this property, from property portal and news found out the prices much lower than the early bird prices. Last week early bird they offer rm564k++, but now like just below rm530k even saw some rm4xxk

I think the take up rate very slow. Even Bennington Residences still have developer unit lefts.

I thk mainly due to congested location and accessibility. Moreover a lot affordable housing nearby.

Hi. Thinking to buy this property. Really like the concept of the house as it is not the typical L shape of condos in Malaysia. Anyone bought it? And do you guys think there will be new project around this property that might block the KLCC View? (Not talking about skyawani, edgewood etc)

Curvo... this should be the last phase... at that area.
No other development nearby. so no worry on blocking the view.

Yup no worry. The surrounding of Curso is mainly terrace houses and school.
The shoplot place might be beside SkyArena - which is currently turned into parking lot.

To be sure, refer to the SA better.

Hi Any update on this curvo project....


My friend bought a unit after signing, the lawyers informed him the project has been extended for an additional 6months..
0.33rm maintenance
9% discount
50% sold agent said

Pros
Futuristic lobby+ design+ parcel room +
Bare unit + open design +big open balcony front+fully tiled house+ bath room with branded fittings n hot water + basic 3tier security that's it.

Cons
Unit No aircond +no smartlock+ no cctv on corridors n car park +
Only 4 lifts in tower A (12units per floor - 43floors around 500units)

Lobby no aircon ( not luxury)

+facilities have to pay bbq+event (200-300rm)etc
+waste collection system is gone be a headache (coz some ppl just dont follow)

Pool facing ascenda condo

No basketball n badminton court
Have to use the sports arena I guess
( not free)


I Like the layout + location+food choices+ convenience for me n work + rat roads to skip traffic 🤣(ignoring the traffic during peak hours ) and wht they trying to sell.

51 Facilities ( nothing to shout about sales tactics) nice to have, all depends on the ppl who r living to take care ( coz always there are low standard ppl to mess up things)


But after doing some research I found out there latest handovered projects are not up to the hype

Any thoughts about the developer .......?
Can they deliver
Any sky world project property owners can share ya experience after vp

chked out the valley sky sierra.. oh my too many house defects after vp +workmanship is poor + poor corriddor planning +water leaking from ceiling n walls+ lobby area/ carpark/ corriddors flooded during rain so n so forth endles for the project.. considering having qlassic standard 🤔
( my cousin bought one.)

Sky meridian- very bad soundproofing (qlassic) owners complain

Sky awani 3 - not enough lifts few known friends living, they walk down the stairs from 24 th n 28th floor😖

6. Management...

Main road to town is Jalan Pahang..always jam, especially coming back from bulatan Pahang.
You can take either Jalan Ayer Jernih (blue color) / Jalan Ayer Panas (Yellow color line) to Jalan Pahang. But Jln Ayer Panas has 3 school - Sek Ren, See Men, Sekolah Agama. One church - very busy on Sunday morning.

You can also take Jalan Ayer Jernih (green color) to Duke to Town.

If to Genting/Batu Caves/Gombak area, you can take Jalan Usahawan (orange color ) to PV128 junction then heading North. Quite jam during rush hour. Then when you come out of PV128 ... many cars and too many cars along the junction to Festival City Mall/Parkson.

Hi, I'm looking at this curvo now. Does anyone know where is this proposed affordable housing and if it is approved?
The main road from jalan genting klang to the condo is going to be the bottleneck for the townships there.

I trust they're referring to SkySanctuary. Can youtube EdgeWood Residences, which are their first phase.

There's another last phase in the SkyArena township, which will be on current showroom site.

By the way, anyone looking for a unit here, I can share the referrals if you're interested 😉
