 timeline for selling house

hi, for selling property with tenant, how do you manage the timeline? did you issue notice 2 months to tenant to go out , then after tenant out then only you will advertise for sale? or just advertise even with tenant is around? coz issue is quite hard arrange viewing with the tenant around.

I have made clear with my tenant that looking to sell property. But entire process might take 3 -4 months after I have a buyer, so he will have ample of time to hunt for new place.
And its partially convenient for me, since I can get tenant to show unit instead I make trip each time or find exclusive agent.
But in this case, tenant is maintaining the property well. Its always in "show room" condition.
Negative side of it - I need to align visit with them.

Are you sure can find a buyer? Unless you're going way below market price, its really competitive market out there.

If is new tenancy, unlikely the tenant will be co-operative.

As for selling a property with tenancy, it is courteous to give the first offer to the tenant. Unless he decline, then only open to others. It will make viewing arrangement easier.

just for your info, after you sell the house and ready to vp, but the tenant still not move out yet............the buyer will charge you 8% pa of the snp price for the delay.

very much depends on the tenant character

most will not happy with the viewing arrangement as strangers go to their house. worst will be last minute say not at home, or when there, say someone sleeping inside the room etc

sometimes, we need to give carrot for tenant, example, to give one month free rental once the house is successful sold.
