 [WTA] Property Valuation, Valuation for 2 Storey Terrace

Hi Sifus,

Recently I have a property to sell and I manage to sell it above Market Value..(Buyer accepted the offer)
But we are in dilemma now because buyer couldnt find valuer to match the price they wanted to pay..

The property is new and the reference is somehow limited.. do you guys know if any valuer would help, in this case, to give a higher valuation upon visit to the property and do the valuation after visiting the site?
For reference, the selling price now is around 1.5m and the bank valuer only able to offer around 1.2m max..

This is a problem that buyer should anticitipate, as valuation is never always at the price you want unless the buyer is prepared to top up the difference. One more thing. Valuation doesn't mean actual loan value that banks are willing to give out either. Banks may be only willing to give loan of 70-85% instead of 90% or 100% full loan of the value, depending on the borrower's eligibility and bank's credit risk factors.

You mean valuer that can be bribed? And later bank see unfair value how?

In current times, there is not much you can do as Banks are quite conservative now. Your buyer can ask more banks... try the not so common banks like Bank of China or insurance companies like AIA and see...

bank dont do overpriced loan anymore, all level will not put exceptional high valuation anymore, high risk.

Is bribing a Malaysia culture? or my message is not clear enough?
i was saying if valuer can give a higher valuation after site visit and understand the situation from site.

this is my headache now.. or based on experience of you all, can i have private arrangement with my buyer on the differential sum? do you guys have any experience in this?
Do you have contacts of these banks so I can look for them

yes not clear, next valuer also will quote you similar no

next bank will push the figures lower

i get valuation for 3.1m but seller want to sell 3.6, and loan only based on 3.1m on bank side, cant adjust anymore my recent experience.

U can definitely have private arrangement on the differential sum even have this signed and stamped but in event of buyer default the effort to recover the sum will be pretty lengthy process

Not necessary to have a private arrangement for the differential sum.

Seller collect total SnP price. How buyer pays for it is not a concern of the seller. Whether is one or two agreement, buyer required to pay the full agreed price on vacant possession.

Example ...

SnP Agreement .... 1.5mil
Loan .... 90% on 1.2mil
Buyer pays cash .... 420,000
Bank loan .... 1,080,000

SnP Agreement .... 1.2mil
Loan .... 90% on 1.2mil
Buyer pays cash ..... 120,000 (SnP Agreement)
Bank loan .... 1 080,000
Private Agreement .... 300,000 (Cash)


Buyer walks into a shop to buy a tv. He can pay with cash or cc or a combination of both. Seller only wants to collect money.

cant do much on valaution as those valuer are bank valuers, they are strict have their standard that come out the value

last time i bought my house in 2011, bank value RM650K-RM680K, seller die die want to sell RM760K. No choice, i also want to buy as is renovated and for some reason...

only difference is that time is property boom time, too many buyers chasing too little properties, now is terbalik...

Thanks for all the reply.. i think have no choice to either, drop the selling price or request buyer to top up .. nothing much can do with the valuation already

Least likely valuer will agree in current climate.

Best is for buyer to pay the difference in cash.
