 RUMAWIP owners - how's it been?, Looking to buy one as 1st home, review?

Hi guys,

Looking back at my situation and budget, it seems that the best home I can afford at the meantime are RUMAWIP. My concern is, what are your thoughts? What made you buy them?

Would neighbours and socio-economic conditions be a factor to see as well? Thanks

Rumahwip is getting smaller and smaller. The cost of construction is getting more expensive. While easily the cheapest deal, i don't foresee is there will be better alternative to buy other house so if if within budget go for it.

What’s your budget? Your preferred location?

Market is pretty soft now.

You may actually be able to buy a property from the secondary market at decent prices

That's funny because these few years we have seen more 900sf rumawip projects.

Plus, rumawip actually has a minimum sf requirement of 800sf so developers cannot go under that.

If people are expecting 800sf 300k condo in KL that can fit in a couple with 3 children, that's laughable.

Rumawip should be your first shelter to launch your career into getting bigger sized property, not the final property of your life.

If rumawip is the final property of your life, that speaks more about your career than the size of rumawip.

RumaWIP have strict size limits (cannot be less than 800sqft) as above mentioned.

This is NOT the same programme as "affordable homes" under Rumah Selangorku (RSKU) which sets a price limit but not such a big size limit, which is why you see some serviced apartment projects with RSKU units, with ceiling prices under RM300k but unit sizes are under 600sqft.

Ultimately you must buy within your financial means, and treat this first purchase as a stepping stone for future financial security.

I agree that PPAM is the best value of all.
Big size. Cheap price.

However, not everyone qualify to apply for PPAM.

Pr1ma & rumawip are different. Pr1ma projects developed by Pr1ma, these fellas are not as competent as private developers.
Rumawip projects are developed by private developers.

Assuming rumawip price stays stagnant throughout 10 years, 300k loan will have an outstanding loan of +-245k, sell at 300k u get back +-50k.
rent for 10 years u still remain homeless after 10 years

Don’t need to wait 10 years. Already got rumahwip being transacted in the lelong market.

Example transaction:
Residensi Lanai Bukit Jalil. Launch price 300K. Minimum facility apartment. Sold at 426K.
DNuri launch price 300K. Sold at 372K.
Rimbunan Sri Petaling launch price 297K. Sold at 330K.
Gurneymas launch price 198K. Sold at 292K.
Kepongmas and Jalilmas launch price 198K. Sold at above 250K few units.

But not all projects rosy. Got few sold at below 300K in lelong (launching price at 300K). Such as SkyAwani 1 and 2. Pandanmas 1 and 2.

Hi I plan to work in Singapore next year, assuming my salary is SGD 5000, will I be eligible for rumahwip? I'm born in KL, wanted to buy asap now but now don't have much choice, so thinking maybe after going to SG also can slowly look into it.

Income need to be below RM10K for bachelor and below RM15K household if married.

Priority given to those who do not currently already own property.
With a focus on affordable homes for lower and middle-income workers, RUMAWIP also comes with some firm income restrictions:
Individual income no more than RM10,000 per month.
Married couples’ income no more than RM15,000 per month.
Only one offer of RUMAWIP per household."

I suggest you buy it this year or maybe future if you back to Malaysia.

5000 is already rm15000, unless you are married and your spouse is a housewife, or else you are not eligible.
