why some rental agent ask for SST from owner?, and some doesnt?

started renting my place out since 2019. 2 agents never ask me pay them sst but recent 3rd one is asking.
does that mean before these the agents absorb cost via their commission?

My cases, the GST or SST, the owner have to pay.
Any chances your previous agent was not registered agent ?

SST is a must pay. It usually deduct from the rental commission. Your previous agents either included inside already or for some reason I don't know why they didn't charge. But SST is a must

If follow proper REA protocol, must pay. Your previous agent probably not registered aka illegal agent.

You can negotiate with the agent. Best to do this upfront when you first engage the agent. Some agents even ask for 1.25 months fee if the lease tenure is 3 years
When you are selling some agents will ask for 3% + SST. You can negotiate this to 2% nett. Again do it upfront

SST only applies for agency with annual sales turnover more than 500k no? so perhaps the previous 2 arent qualified yet. anyway could be waived or paid out of agents own pockets too if you insist.
