Ya i also inquired about this property, this price minimum RM 777k is for smallest unit with 3 rooms. At this point i was told got 10% rebate, Sime members got additional 2%. This will me max discount for Non's. So zero entry basically, 10% downpayment covered by rebate :-).

But i decided not to proceed as far from my work & play area in PJ/KL and not much food around for me. I love Malaysian food from all races...but i also like a good mix.

I managed to book a type B and now waiting for loan approval. Gated and guarded (strata) was the key for me to decide to take the plunge. Yes its quite far but where in PJ can we find this type of property? Available ones costs in the millions and no more condo for me. I am upgrading from condo. The cool thing is my almost fully paid up condo, once rented out will heavily subsidise my instalment for this new house. Looking forward to more peace and quiet and being able to see clear skies without any high rise blocking the view.

Booked Type A and just signed the LA. Have been looking for a new development around Ara Damansara, but mostly only have condo. So next best choice is Elmina.

Type A 20x60 is 1600-ish sqft
Type B 20x60 is 1700-ish sqft
Type C 22x65 is 2000-ish sqft
Type D 24x65 is 2400-ish sqft (All Type D are end units with 6 ft extra land if I’m not mistaken)

All sqft are build up sqft and yes, it is strata development.

Can I also know the starting price for type C and type D?

Type C from 940k while Type D is north of 1.1mil iirc. Maybe wrong though.

MBB 2.85% while CIMB offer me 2.95%

Type B is with downstairs room and extended until end. but 20" x 60" like Type A. Even with the flight noise, will be quieter than my current condo. outside road frequented by motorbikes with modified exhaust .... when they pass by, even my TV cannot hear...
