Thanks for bringing up this dev and the awareness not to buy which gave me the high urge to check out this vacinity. A residential land with low density

Not necessary this LEA itself. Sounds like a mass green lung towards the said bukit tabur

Dear Potential Condo Unit buyers of LEA by the HILL,

I would like to urge you to make an INFORMED DECISION, should you decide to buy a condo unit in LEA by the Hill.

LEA by the Hill is a 29 storey Condo Development that is build PARALLEL to, and faces OPPOSITE to the 29 storey development of NADAYU 63.

Lea development consist of 344 condo units , of which 177 units faces Bukit Tabur and the other half, 177 units faces opposite to the 29 storeys service apartment Nadayu 63.

Future Traffic Congestion
Summary of Condo/ Apartment Units ( Current and Potential Future Development ) within the vicinity of LEA by the Hill.

                                                                  UNITS
Nadayu 62                                                182
Nadayu 63                                                296
Upperville 16 Quartz                                176
*Selangorku                                              275
( Affordable Homes )
*Apartment                                              297
( yet to be named )
*Development is directly opposite Speedmart 99 ( Nadayu 63)
Residensi Permata                                  150
LEA by the Hill                                        344
                                                          -------------
Total Units                                            1,720
                                                          =========
Exclude double storey terraces, semi D, bungalows and Melawati Hillside apartment within the vicinity.

There are too many units build within the small vicinity and I expect there should be future traffic congestion as there is a T Junction and roads that are SINGLE LANE within the vicinity. These are BOTTLENECKS and could cause traffic congestion in the future especially in the morning, people are going to work and evening, people coming back from work.

The roads build and the flow of the traffic are not conducive to cater for the needs of so many condo/ apartment and residential units.

LEA by the Hill condo units facing Nadayu 63.

LEA condo development is parallel and opposite to the 29-storey development Nadayu 63.

Significant number of units front view faces the 29 storey Nadayu 63 building.

Taking into consideration,
1 ) So many condo/ apartment units that are built or will be build in the near future, within the vicinity.
2 ) Anticipated future traffic congestion and noise.
3 ) Significant units front view faces the 29 storey Nadayu 63 building.
4 ) The price of RM 509,000 for the smallest unit.

Potential buyers should know what is happening.

LEA by the Hill condo units facing Bukit Tabur.

In front of LEA by the Hill are a lot of land ( both private and government owned ) that are unique, as they have the magnificent view of Bukit Tabur.

These lands are very expensive and are not feasible to build low rise residential development, as not much money could be made from these.

It would be gullible to think that there will be no more high rise development in front of LEA by the Hill in the future.

It is likely that there could be high rise development in front of LEA in the future as high rise development are profitable. These development could obstruct the view of LEA to Bukit Tabur.

The Land beside LEA is a private land and could be big enough to have another high rise development

Together with the other factors as potentially, many condo/ apartment units could be build, potential traffic congestion and noise, condo pricing and possible more high rise development, potential buyer should know what is happening.

Very sad indeed. Melawati used to be so tranquil

All these tall buildings and the monstrous mall are a bane more than a boon

LEA -Building for Rubbish and Refuse Collection Storage

The foundation for the Building to store the Rubbish and Refuse collection have started.

The LOCATION is just about 30 feet opposite the Ground Floor Corner Unit.

When completed and occupied, many units on the higher floors and many of the intermediate units will be affected due to the near proximity from their unit to the rubbish building. They will have a clear view of the rubbish building and the smell from rubbish going into their condo apartment units to deal with.

This should affect the value of their unit.

There are so many apartments, condos, rumah rakyat units going to be build in the near future.

The roads are not wide ( one car lane ) enough to support so many future units and cars are already parking at the side of the two lane road, making the road to only accessible to one lane.

When completed, so many more cars will park beside the roads. I dont know how the cars will be able to drive out from this area.

Normal for every areas and flooded by condo. Come Sentul, Cheras Maluri, Kepong, Kajang, Wangsa Maju and Setapak and you will know this area is still low density and far aways as mentioned areas above. Chills, see Taman Desa and whole kampung peoples protest, no use. Just accept it.
