Anyone got any idea on which are better? Hillcrest by Kuok or The Pulse by BDRB for first time buyer.4

Hillcrest seems better for own stay IMO. I also notice The Pulse is on hillslope, a bit worried about that. Walking distance to eateries, facilities and public transport, The Pulse seems better.

Hillcrest is good in the sense that it's a completed project, you can check the actual unit before you buy...while the Pulse you need to wait until 2024...but for surrounding wise definitely the Pulse is a better option given its prime location in Bandar Puteri.

If you buy Hillcrest, some word of advice. The road which you enter/exit will jam most of the time during morning peak hour. If you are going to Bandar Puteri, you will need to go thru 2-3 traffic lights which might take you 15-20 minutes. If you going to the highway towards IOI, be prepared to jam 10-20 minutes at least. Never once I see no jam.

Location wise, I think The Pulse is definitely better due to accessibility. But you will have to wait until completion to see the unit.

Yes. My factory is right in front of hill crest. Pulse is better. Hill crest abit deep

Yeah...it's actually quite expensive given the price is above the market rate of condo in Puchong...but Bandaraya properties are never cheap dont they tongue.gif ...i think ppl are willing to buy because of their reputation

The Pulse is at the most prime location of Puchong. Especially after the road infrastructure in Lebuh Puteri and the Rio City. Try have a drive through at night.

I think it’s required to turn the siren off when approaching near hospital. Correct me if im wrong ya

Did hang out nearby the area, so far no ambulance siren heard. This Columbia Asia is a private specialist hospital, so far not so frequent siren compare to Govt hospital. Of course agree that feng sui wise for some ppl is pantang one.

Bandar Puteri always better for traffic & amenities.
If you buy a condo and want a relax environment, then should be not to get in Puchong, because the traffic here never make you fell relax and in fact it bring more pressure to you.

Yes...can also bypass the traffic light...in some way it help ease the traffic inside bandar puteri as road got widen

Yes....as i know thats two tunnel one is to Rio City underground and another tunnel is to go straight Puteri 5/6/7 without waiting traffic light which ease the traffic flow.

confirm hoot the pulse.. now bandar puteri can park 2 hours only, so mostly the worker will rent the parking in pulse (i guess)

Was it a major or minor slope as I couldn't see any hillslope at the site area ? Why do we need to worry ? I am pretty sure BRDB will done their part properly beforehand..

Doesn't matter, between Hillcrest and Pulse, for ownstay I'd prefer Hillcrest. Pulse for investment probably.

There is a very minor slope or slightly elevated land when we travel up along Lebuh Puteri and it's left side near the Tower B. Actually not an any issue, otherwise other condo like Puteri Hill, The Sky Puchong Jaya, Tmn Desa condos would be huge problems.

In fact, I like it.

RM 600-650 psf (for 1100-1400 sq ft), I would say it's not cheap in this booming Puchong area but not too expensive like other big developers selling their projects despite the inflation of material costs. Even IOI selling more than this in their recent developments but design really over "cinapek" and less fancy.

Honestly, I hope more modern or boutique developers like BRDB, Exsim, etc go Bdr Puteri to build one or two nice projects and enlight the area to higher scale, rather than IOI itself.

In Puchong, I think only 2 areas I would consider, Bandar Kinrara (despite the lousiness of I&P infrastructure) and commercialized Bandar Puteri Puchong.

IOI RIO masterplan is very impressive, I trust they can do the commercial well but just probably take longer time.
