Hello sifus, need your advice on the following:
1) rumah selangorku / Idaman (not sure will get or not, still in application stage) - RM250k for 1000sqft 3BR 2 carpark with free furnishings like aircon, water heater,kitchen cabinet, etc. But high density.. About 1.2k+ units. Location in Shah alam. I'm non bumi btw. Worried that there will be poor maintenance/frequent breakdown of lift. Anybody with experience staying in selangorku projects here....?
2) increase budget to 400k and get a condo unit...But its impossible to get a 3 Br unit with this budget right? Browsed through iproperrty / property guru and saw some listings which seems to be misleading. Eg.

3) rent a place until can afford a decent 600-700k unit..?

1) RM250k for 1000sqft 3R2B is a steal. If location is good and nearby amenities are affordable, then choose this one. Maintenance problem is somewhat inevitable in high rise after a certain time, even "expensive" ones (unless you're one of the richer folks that live in big ownstay communities like Desa Park City), but as RSKU/RumaWIP are rarely going to be your permanent home, eventually it's likely you'll dispose of it and upgrade. The main disadvantage is the long waiting time (for construction) and usually you cannot sell such units for several years from the time it's completed.
2) You can for older units, although finding such properties will take time and legwork. Look through sites like iProperty, propertyguru etc. and don't be afraid to call agents and ask a lot of questions. DO NOT COMMIT TO THE FIRST FEW UNITS YOU SEE (do your research in the area, walk around, observe neighborhood etc.). NEVER HIRE SAME LAWYER AS THE BUYER TO "SAVE MONEY".
As you're a newbie to buying a property it's more important you learn to ask questions and to observe sales tactics than to commit to the first "good" deal you see.
Bring a friend/family member or two to help provide outsider perspective, especially if they're experienced with property and renovation work (to spot defects).
The disadvantage of buying subsales is that you'll have to bear higher upfront costs like lawyer fees, renovations to fix old things etc. The main advantage of subsales is "what you see is what you get" for the most part, instead of praying for developer to keep promises.
3) If you're content to rent a single room, rent a cheap room at RM400-RM700/month and be extremely frugal about your personal expenditure. Maximise your savings and earnings to get sufficient budget to afford a better home. It's possible, but requires strong discipline and work ethic.
