 Residensi 22 versus Vista Kiara in Mont Kiara

Hi sifu all, recently I've been researching on property investment. So there's this interesting phenomenon in mont kiara.
Residensi 22 and vista Kiara are basically side by side. But 22 price is around 800 to 950 psf and vista is 350 to 500 psf.
Residensi 22 is completed in 2017 and vista is completed in 1997. Both freehold. Vista main entrance is that road linking to Segambut but got back door to walk to arcoris. 22 got car entrance for front and back. Both are serious side by side. What makes them so different in selling price? Checking from Google review for vista, seem like pretty okay maintained for a 20 years condo.
If own stay I'd go for vista since same address but cheaper. But which one would you choose in term of investing? Vista not laku to rent to expats? Will the price appreciate more?

Not a sifu, but a 20-year-old condo will not be as nice looking as a 5-year-old regardless of how it's maintained.

Mont Kiara is a bit funny as once you’re in that location then the main differentiation factor is how nice the development is. This is as opposed to say Bangsar South when once it took off then all the neighbouring units went up drastically. This perhaps is the difference between a lifestyle location and a business/convenience one.
