 First house decision,subang or PJ?

Good everning everyone, i planing to get first house for my own. my budget around 300-450k notworthy.gif
Will plan on own stay & rent out whole unit/room.

i already survey for new project and subsales... and i am surprise the price still rocket high doh.gif
for new project:
currently i am interest on Alira Metropark Subang for the smallest unit (type D)
Botaniqa Residence -> this one i try contact to developer, already sold out, they help put me on waiting list

for subsales i have check:
Cova Suites - uni and hospital nearby, but check on review look like management have some issue
Shang Villa - already go there and take look, it really need repaint again...
Keranji Apartment - low dense, but mostly now are selling high floor (no lift)
Lafite Apartment - low dense, need advise
Tropika Paradise Condominium - already try contact seller, but no reply


i also have check some unit on puchong like Zefer Hill (saw review about traffic and noise from factory issue...), but this is my lowest priority



if have any new project or nice subsales around subang and PJ, can advise and send some info to me notworthy.gif

I like lafite, very breezy last when I stayed there. Get the ground floor unit if you can.

i see , i also saw ppl comment on it on other post
some saying mct now subsidiary of ayala land so i not sure will be better or not

I know a lady who's renting at Lafite Apartment - she's loving it. Said it's peaceful, got birdsong in the morning, etc. But it's very old (though it looks wel-maintained), so it's not my cup of tea.

Just some advise, most of the time people trying to find a "perfect home" and ends up not able to buy anything simply because their requirement are not realistic.

Finding the right property is a tiring journey, both mentally and physically. Simply because there is always pros & cons in the property. Location, Price, Size, Layout, Surrounding neighborhood, Developer profile, workmanship, etc

You have to know very clear what are the things which is utmost important to you, and whether the trade-off is something you can accept. Again, you must be realistic that there's always no "perfect home". Also, don't believe everything you read on the internet, always do your own due diligence.

alternatively, you may want to consider highpark suites?
or palm spring/pelangi series?

for first i aim on near by public transport like lrt or bus station, but most of the price are really high now
so now i will looking fresh air area and bigger sqft (easy for rent room/parent come to stay)

thanks for your advice, HighPark Suites are too small, because my parent sometime will stay with me so will be hard for this.
palm spring i try take a look on it, for now i still aim for freehold unit first

If you're considering landed at about 450k, have a look at SS19/6 area.

Small for landed, but around the size of apartments like Keranji and La Fite. Porch can fit 1 car (D segment like accord can fit).

Primary schools, day care, food (mamak+malay stalls+chinese kopitiam), kk mart + speed mart and a few clinics within the area itself.

Need separate allocation for renovation/repair as the area is more than 30 years.

Side topic about La Fite - well maintained and clean common areas the last time I went for viewing around 2018, I have friends owning and renting there as well. Extra car park used to be able to ballot and rent for 6 months before returning for new round of ballot, do check if it's the same system now. Only complaint I hear is security guard too strict, may give your visitors hard time - but a good thing if you're introvert and hate visitors biggrin.gif
