every country has its own practice, governed by government, and influenced by competitions, and buyers' appetite demand.

This was just me contrasting between developments in different countries. So just because a country is mired in kleptocracy and racial politics means that it’s fine and we should accept it? There’s always avenues to improve.
Now in Australia and I think Singapore, the balcony calculations do not affect their building ratios. Australia doesn’t do air con ledges at all and I believe Singapore had an issue with overbuilt aircon ledges that they’ve now regulated. Singapore will be like MY where the quoted layout space will be inclusive of balcony. Australia - no. But pricing in Australia is more opaque as they don’t really use a psf or psm calculation for units - they look at location, number of rooms and baths. It only matters when buying houses or farm land.
This is relevant for people who are targeting expats as tenants. Balconies are expected most of the time just because it’s a given. Call it a well-being benefit or just better ventilation overall, if developers are allowed to build well over 50 stories, should they not be compelled to provide a better living experience to alleviate density concerns?
