 Are balconies included in square footage?

Just observing that in Australia that balconies for apartments are generous and not directly used for square footage calculations. They are a bonus space.

Are balconies in Malaysia chargeable at the full psf price of the property? If so, it’s such a deterrent and quite an anomaly for international developer practice.

Toilets I get because it’s internal space. Yard is technically a small balcony. Aircon ledges are included as well?

balcony - it is calculated, in some projects is 50%.

nothing is free in this world, they give you a free balcony, which means the PSF price of the actual unit goes up lo.

why do you say abnormally to international developer practice? is there even such a practice? if there is such, do share more?

every country has its own practice, governed by government, and influenced by competitions, and buyers' appetite demand.



and therefore, more new developments don't have balconies anymore.

Yes.

Which is why a 1000 sq ft condo is kinda small here compared to overseas for the same price.

It is build-up area. Area which is built or have any kind of flooring or roofing is included as build-up area.

In this era, we still have buyers buying into free legal fees, mot, rebates, cashback, air cond, kitchen cabinets, washing machine, dryer etc.

And have include balcony now .

This was just me contrasting between developments in different countries. So just because a country is mired in kleptocracy and racial politics means that it’s fine and we should accept it? There’s always avenues to improve.

Now in Australia and I think Singapore, the balcony calculations do not affect their building ratios. Australia doesn’t do air con ledges at all and I believe Singapore had an issue with overbuilt aircon ledges that they’ve now regulated. Singapore will be like MY where the quoted layout space will be inclusive of balcony. Australia - no. But pricing in Australia is more opaque as they don’t really use a psf or psm calculation for units - they look at location, number of rooms and baths. It only matters when buying houses or farm land.

This is relevant for people who are targeting expats as tenants. Balconies are expected most of the time just because it’s a given. Call it a well-being benefit or just better ventilation overall, if developers are allowed to build well over 50 stories, should they not be compelled to provide a better living experience to alleviate density concerns?

if you choose not to accept it, what you want to do to improve it?
Bring to lowyat to argue about it?
set up a pool to get more support?
form your own party to win some seat in next GE?

Developer can build 50 storeys or 100 storey.
but itis up for them to build what ever facility to suit their concept of well being.

It can be a large gym, or a few swimming pools, or tennis court, or common garden. It is up to developer to decide, what lure the buyers.
it is also buyer's choice to chose which project meet their need, and concept of better living experience.

if there are a lot of people wants large balcony, like you, then of course there is market demand and developer will sure go on to build more the similar.
am sure there are few projects which have large balcony ready ( with a price)

so go pick what suits you, and not calling foul when the general developers don't build something to suit you.

as i knew, as long as the area cover with roof/awning, it will count in built up area, regardless of indoor or outdoor

All I’m saying is that as psf prices go up, units are shrinking and things like yards and balconies are going.

There are regulators that have taken active steps to promote better liveabIlity and I’m just querying if they should take a leaf from that book considering they are approving extremely dense developments.
