 Get a Term life insurance instead of MRTA/MLTA?

Why not KLTA since you're asking for the "cheapest" and "better".

500,000 coverage
If MLTA cost is RM200
MRTA = RM100
KLTA = RM50

Unless you have cash to pay off whatever you owe the bank for the property loan. Otherwise, the other option is insurance.
