 Cold air/water seep out of shared wall

Does anyone know what's the reason of it? usually early morning Cold air/water seep out of shared wall
also, know any contractor that capable to fix it, need they help to explain/prove also also when i file claim for defect from developer, under 3-y warranty.
Current developer-assigned sub-con+ architect said it observed as this wall is cool, but not an defect.
was told neighbor open air-cond too long, which i dun beliv, there's no way to fix it
now it's starting to grow mold

If it only have water in the early morning, then yes, it was due to the air conditioning. The cold surface of the wall + low dew point temperature in the morning causes the water to condensate.

The similar occurrence can be observed at your car windscreen. Early morning you will see the water droplets form on the windscreen.

Condensation happens only when these 2 conditions are present ( must be together, any one of the condition absent, it will not happen).

1) Cold surface below dew point temperature.

2) Present of external air / fresh air with high humidity (our country easily 75-90% during morning)

In order to eliminate this condensation, you need to eliminate either one of above. If this wall is at external, eliminating 2) will be impossible. You will be left with control of item 1).

On item 1), setting of air condition temperature setting on your neighbor side is beyond your control, hence you can only control it from your side. What are the possible solutions ?

a) Install AC outdoor near to this wall, let the heat rejection of the AC outdoor increases the wall temperature surface when it is running. You must run this AC frequently.

b) Apply a layer of insulation to the wall. The insulation will prevent the wall become to cold thus eliminating the condition 1).

It is the way your neighbor run their AC ( probably direct blowing of cold air to this wall surface, not a defect from the developer.

why it never happen before? Like what I mentioned, for the condensation to happen, the 2 conditions must appear together. Most of the time, either one of the condition is not present, hence you won't get the condensation.

1) my neighbor open it with ultra-long, ultra-low temperature that caused it?It is beyond what we can control. Yes, it is possible if they blast 16C setting. If the room is 16C, the wall temperature will easily be 2~3C lower. For surface temperature, anything lower than 20C will start inviting trouble.

2)could it be the pipe they sealed (if they did) has leakage? If due to water leaking , the water will be continuous, it will not be appearing in the morning only. I'm more inclined to believe it was due to condensation when you mentioned it was happening during morning & there was cold surface present.


this (a) the developer did suggest.
