How do I go on about with TM for address that is Unifi Fibre ready but not with other provider?

Want to set up Astro Fibre + TV pack but Astro cannot proceed as they can't detect the address is fibre ready.

Wondering what's the root cause that affecting my speed, I'm using 100mbps initially and can get full speed during that time. Plan was upgraded to 300mbps later and there's no issue at beginning, but few months later only manage to get max 250mbps when running speed test. Sometimes the speed will back to 300mbps again if I ask Unifi to reset the port but it will drop back to 250mbps later somehow. Technician came to check and found the value of fibre cable from distribution point to FTB is higher than standard value, he tried to unplug the terminal at distribution point and plug back, then I got back 300mbps speed, problem is it drop back to 250mbps some days later 🤦🏻‍♂️😂

Anyone has idea for my case?

Technician came today and figure out its the Deco M4 issue, we tried use back my old DIR-842 as main router and get back 300Mbps 
He say that people rarely use M4 as main router for PPPoE connection but only for mesh, still it's weird that Deco M4 couldn't provide max speed even though all connections were using LAN

Hmm My parent's house. 800mbps package, I use Deco M4 as main router for PPPoE and another unit as mesh, via ethernet cable. Works okay, speedtest (old PC) direct cable connection can shoot up to 700mbps. 

Yeah tried many times today, if connect modem direct to M4 get 250-260mbps, change to dir-842 then 300mbps, change back M4 get back 250-260 again
What I think is there will be 13-17% speed drop if m4 connected direct to modem, will have few more tests later when free

But guess the best I can do now is modify the connection where the modem first connect to dir-842 before to M4

suggestion: switch off your fibre etc while you went out to work.
give time for it to skip dhcp pool.

Did any1 here using Tuya/Smart Life smart devices on Unifi?Actually i just got my Unifi yesterday (100 Mbps + D-Link DIR-X1860Z) .Tried 2.4GHz to reconnect all my smart devices (Bulb,Multimode Hub,Temp & Humidity Sensor,Gas Sensor,etc).But only Tuya/Zigbee based devices can connect,wifi based cannot/fail.Before using Unifi,i'm using Huawei router + Dxgx 40 Unlimited and no problem connect all my smart devices..

Tuya/Zigbee : Hub (only wired,connect to wifi fail).Door/Window sensor, all zigbee  devices no problem connect.
Tuya wifi :Only Temp & Humidity Sensor,Smart Plug,Gas sensor can connect.the rest (bulb,etc fail).
