around 2.6mil before discount. there is only 4 units in kL east 57 which is bigger than mine.
hopefully i got a good neighbour biggrin.gif.

Tonnes of choices in Melawati for that price range. A lot of which is transacting below launch price.

For sub-sale, you have to factor in cash upfront of 18% and maybe another 20% to 50% for renovation plus the many months from DBKL approval to completion. Thus for new sell then build properties, there are still many takers.

Yup. Definitely a free market. But for properties in the 2 mil range I doubt the 18% cash up front plus extra Reno costs will be a significant hindrance.

Just saying - many other developments within Melawati which I think has better bang for the buck.

But hey- it’s a free world - free choices - free opinions too.

Are these new landed properties Thasmita? Been looking for one for quite a while. I think i saw one around Melawati Hills for rm1.1 mil++ by Malayan Dredging

Not new.

Try 20 Trees - that’s Selangor dredging, sunway Montana, casa rimba, villa embun, 16 quartz, hevea, sunway rydgeway and so many more actually

20 trees: condo with low floors. anyone like to have condo feeling with less floors can like this i think.
sunway Montana and Casa Rimba sharing same style of entrance which i don't like. Cheap feeling. After you exit from your door, there is no wall between you and your neighbours entrance door biggrin.gif. This gives me less secure feeling as well. I think simeDarby did a terrible job on design of units in montana.
16 quarts is leasehold and can't say much about units :/

i think majority of them has similarities but i like hillside location of kleast57 which gives me isolated and secure feeling from messy melawati area, having own garden, less maintance fees etc. Best part of this project is no freebie in the unit (except basic tiling, piping, alarm system etC). Coz generally they are not up to my standards and i have to throw them which i did my current condo in mont kiara :/. I gave my AC, fridge, kitchen cabinets etc to contractors and just put new ones.

Only location (melawati area) i can criticise on this project but sitting on hill is still isolation it from the area and in 3 years manythings can change smile.gif lets see. Considering the landed units that I like in mont kiara/ hartamas/ bangsar area is RM 10-15 million, i think Kl east is ok for me in the area and i can say best in terms of design.
