 Best place to rent and live in JB? budget rm2k

Hello, good people of Lowyat. A question for those who live or have experience living in JB.

I recently landed a job in Senai, JB - I'm looking to rent a fully furnished unit with a budget below rm2000

I have looked up a few locations within my budget

1. country garden
2. Puteri harbour
3. princess cove
4. any others you might suggest looking into

Few things I want close proximity - supermarkets, groceries, gym, mamak and eatery shops/stalls - I am someone who likes to walk

The 1st three options - seems too good to be true - fully furnished luxury unit (2B or 3B) with unblocked sea view going for only average rm1500
What are your thoughts - obviously not a good rental investment - but as a tenant, isn't this a steal?

Other than an oversupply of units - could there be any other issues relating to the low rental prices - i.e poor workmanship, poor maintenance, accessibility to amenities (supermarket, groceries etc), traffic or any issues you are aware of

I do not mind the traffic from work to these locations - so far I have checked google maps during peak hours, they are less than 40mins (approx 30-35mins)
I looked into Senai, seems like a boring place, plus it takes 20min during peak hours for less than 8km and Skudai around 30mins
My current workplace in KL is 1hr - sometimes can be close to 2hr if heavy rain or accidents. Plus 30mins driving close distance in KL is very common.

Obviously, one of these days, I'll be going there to pay a visit but it would be great to get some information before the visit

Have you considered Bukit Indah? It is a popular neighbourhood. I have a vacant condo unit, 2 bedroom fully furn. My own unit. Am not an agent. Very near Aeon and shops.

I remember going to Tesco/lotus in JB, that area looks quite new with many shops. Maybe a good place to survey....

Bukit Indah far away from Senai even with highway.

Can consider some nearby established Tamans like:-
1. Adda Heights
2. Impian Emas
3. Bandar Dato Onn
4. Mount Austin
5. Setia Indah

Not sure about the rental within your budget. But the best bet is Skudai or Eco Summer.

Understand that you are used to 1-2hr drive in KL so you are ok with 30-40mins in JB. But what if i tell you that once you are used to 30-40 mins, you will wish for 5-15 mins. It will never end. So best if you can find one that is as near to your work place as possible.

1. country garden
2. Puteri harbour
3. princess cove

These 3, is definitely the opposite of what you are looking for:

These 3 areas are just as dead as a salted fish.

I suggest you focus in Skudai area.

1. The seed & Danga Sutera (side by side taman) - in the center location between Sutera utama, Tun Aminah, Bukit indah. The seed is townhouse with condo like facilities. Danga Sutera is landed property, also have clubhouse with gym and pool. Problem is, it's not walking distance to any house, but any kinda shop you need is within 5-10min drive away, also it's mature town, with lots of good food. There Aeon market in Sutera mall, Lotus in bukit indah, a big aeon mall in bukit indah, paradigm mall is also less than 10 min drive away.

2. The garden residence - found a few within your budget, not too far from the Sutera Utama, bukit indah, and Tun Aminah. It's surrounded by shophouse, so i bet you can buy food and simple daily stuff easily within walking distance

3. Bukit indah area, basically like what others had shared, it's a mature town with everything. I remember there's a apartment next to Lotus, there's quite a lot of makan place nearby in walking distance, but i dont remember seeing any cheap kopitiam.

Or....

3. Eco summer / Dato onn - Eco summer nicer, but further away from hypermarket, and it's not a straight forward drive from highway, need to turn left turn right. Dato oon not as nice, but nearer to Aeon mall. Eco summer have more restuarant and cafe now, but again, not really walking distance.

5. Mount austin area - lots of shops, cafes, and many apartment

4. Horizon hill - similar to eco summer, but also not near anything, but i think it's much better than your 3 choices.

I think you need to understand life in JB is diff from life in KL. If you wanna stay in GnG area, it's usually not feasible to walk to makan and shopping place. Unless you wanna stay in apartment, but again, you are either near to makan place, or near to hypermarket, seldom both.

If walking distance to shops is very important, then you should consider renting non GnG area, just pick whichever mature town near your work place will do. Walk out you can makan all the good food already.

The 3 choices are cheap because
1. it's apartment
2. not much shops and hypermarket nearby
3. non mature town - nth much there

Traffic is the least you need to worry about. Minus the peak hour on the important main roads, you seldom encounter much traffic in JB in general.

Well my budget is max rm2k , it has to be superworth it if im taking 2k biggrin.gif

but ideally, I'm looking at something around rm1.5k (fully furnished)

Thanks for your feedback. Garden residence seems like a good choice. Very matured neighbourhood, I looked around google street, lots of shoplots just next to the condo including Lotus/Mydin. Few of my very close mates lives in Taman U and Mutiara Rini.

These days in JB you can easily get fully furnished 2 bed room.for 1.5K. If you are looking for a bigger unit then it be a challenge.

It is a very convenient neighbourhood. Also there are buses, easy access to expressway too if driving. 2 bedroom fully furnished here is only around 1.2 to 1.3K
