Their eyes so sharp can see every small cracks ? It can be a small leak cause by piping or waste water pipe.

Hack and redo water proofing. Check everything including piping. Pay more to do a proper job.

Did it once for my house with 2 years warrwnty. Neighbour leaking bathroom.

Must find the reason for the leak. Otherwise the water will go another place after repair

My side is leaking pipe because water leak non stop. When turn off main, the leak stop.

Their side is interfloor leaking.

Is difficult to say.

What you can do to eliminate leaking pipe first is not to use the bathroom for at least a week. If is longer duration, is better since water trapped in wall or floor takes sometime to clear up.

If is not leaking pipe, then check the tiles grout. I will use cement paste to patch those areas first.
