Include the agent commision in the selling price. It saves you alot of trouble and time.

I can guide you the steps from A to Z but even for new agents, they still need the guidance of their boss or team leader to close the first few deals.

An experienced agent would have gone through few 'screwed-up' deals before he is good.

I know you want to learn but if is just that 1 property, the commission is worth your headache.

Ok .... if you want to learn, I wont go into the complete steps. I start with one at a time and you ask questions.

once confirm buyer, get lawyer and ask for deposit at the same time. witness by lawyer

Such approah will normally have more than 90% agents 'inquiries' than buyers. In the end, the agent will close the sale in many of such cases. Maybe one or two cases wont, but that approach is highly likely even for experienced owner seller.

There are 101 things to know and deal with in between advert and lawyer.

Yes i have a price in mind, but wont including the agent fees into the selling price make the price go up higher?

If you intend to sell through agents, you tell all of them that I want to sell at RM500k (example) nett price excluding agent commission.

The agent will know what to do. They will mark up the price to cover commission and also some bargaining discount.

How they sell, you leave it to them.

Selling a property is about how urgent you want to dispose. Doesnt matter, if you sell or through agent.

If you are in no hurry, you dont have to lower your price and vice versa.
