Just asking some opinion from the larger community of kopitiam whether to buy house or buy reit, as I think that post covid will be bull year for property.

My fengshui master advised that I should buy a house to retain my passive income, but I felt bothered of too much hidden costs and considerations by owning a house (stamp duty, reno fee, security fee, low rental yield, etc). If buying reit will consider a better alternative?

Totally different perspective. REITs are geared towards commercial properties while houses are more for private stay.

But if I need to choose for investments purpose, I will get landed since some are sold way below market price. But not easy, the rich is also accumulating.

WFH will stay changing the dynamic of commercial property.

Ok....i find for investment, it is easier to go into REITs rather than physical props.
Less headache and the yields are pretty good. Renting props in Msia is a big headache especially with bad tenants, which are plentiful.

But then i am 60 years old. So REITs is a very good passive income earner for me with all those hassle of prop renting.

wear and tear, upkeep from the property is too much especially if you own few units..

better park in shares or reit and earn the dividend. Yes subject to fluctuation..

Looking at IGBREIT might be low enough ... if revenue is improving the it is the good buy.. but not sure about competition from new shopping mall.


Probably factory reit ? is the better choice ?

There's a will there's a way.

Employed under developer you can get staff price before the unit open to public and also massive discount.
You already earn gain percentage compared to the regular person.

Not rich, but still some money.

It depends if you want to spend time to manage your tenants. As landlord, you need to be able to handle any requests for faulty things on your property. Also need to chase rental payments if your tenant is forgetful or suka delay payment type.

Meanwhile REITS provide rental income without the hassle of managing tenants. Of course your overall income will be slightly lesser. Capital gains will also depend on interest movement, as REITS are affected by OPR expectations.

Ya I also think too much hassle on this. Providing malaysia rental yield also not that good.

After the global financial crisis, our opr rate has been gradually increase. Same like situation now as post covid + fed rate hike will trigger rise of opr rate.

The property hike wasn't happen during the opr rate hike. But when it stabilized during 2012 provided that time market also quite bullish.
That's why I believe once opr rate stabilized post covid property boom will be happening again. Hence this year should be the best year to invest in property market smile.gif

Depends if you don't own a home well get landed. Freehold. Good location. It'll always cost a bit more but it will hold it value. Buying cheap shit with rebates and gimmicks you'll end up losing mani...

REITs for investment, property for own stay (plus point with very long term capital gain, property market should trend long term household income and population growth).

For rental yield, REITs is attractive, high quality retail (4-5%) , high quality commercial could fetch up to 7%.

if sendiri buy and manage,.. profit margin is all yours,... better rate than REITS,..
