 Plaster Ceiling Repair

Hi, I need to do some repair on my plaster ceiling and one contractor quoted me RM500 for it. Referring to the pics below, is the price reasonable?

So just want to know what is the reasonable price if I hire a contractor.

From the photos, there is nothing to repair.except for the edges gap and painting.

If the price inclusive of painting, then small job quote is about there. The max he can knock off another 50.

There are small water marks on the plaster which I suggest you check that first.

Cracks just use polyfilla to fix it. DIY can d.

Opening hole abit tricky but still can DIY if u really want to do. Just make sure dont cut off the supporting metal (if there was) then get the plaster and join back.

DIY i think costs less than RM100.


RM500 ofcourse is cut throat but that is how it is...dont want pay RM500 ownself do lor.


Anyway since the leaking has been fixed i think u can just make sure the plaster is properly dried and then paint again should be ok no need further repair.
U may want to de-mold using diluted clorox.

Thanks for the advise. The cracks I think I can DIY. After looking at some Youtube tutorials it doesn't seem too hard. But I'm still not confident on the hole.

If RM500 is the standard market price then no choice since I don't have the skill for it sweat.gif

if in doubt get another couple of quotation to get a rough idea of wat the average should be.

If you cannot diy, go to a popular hardware shop around area esp in morning. There will be many Indon workers buying things. Get one of them to do which I think will be cheaper. Just fix a date with him....I would say his rate will be cheaper.

If it excludes painting, then I would say 500 is expensive.

I suggest u fix the crack first and de-mold and clean up after that.
Wait few months see whether mold grow again or not, if no more mold u can just repaint and done already.

If mold grow again then only consider cut off and patch.

P/S: paint plaster ceiling aint hard, and paint is cheap too. Ownself paint can d.

Hard part is actually getting the sheet over as it usually come in 4x8ft.. its not that hard to install C channel and mud over the joints with joint tape and ASG stopping.
.u need two pax to lift it up, with 2 ladders.. all in all u buy everything also cost more or less 300-400, the gypsum board can cut down 4x4 size, only 14 bucks, stopping also cheap, but two tall ladders and a plus one to dp easily 3xx ladders alone

I do know a Indon worker. Asked him to fixed a few things, but the his work not really satisfying...

I think at the end I'll find contractor to do it, especially the hole. Don't think I can save much by fixing the cracks and cleaning the mold myself. But I do appreciate your advice smile.gif

Yes, like you said, I don't know even know where to buy the sheet, and to fix the hole maybe just need about an A3 paper size is enough. My house has 2 ladders which is high enough to reach the ceiling. I do know how to DIY a few things but I'm not confident to fix this myself sweat.gif

i think i spent rm600 creating 2 manholes + touching up cracks and all without painting

YOur case the plaster ceiling is not spoiled just mouldy.

Just wipe out the mold.
Spray vinegar.
let it dry
paint with Nippon high bond wall sealer + White paint.

for white paint I suggest those with anti fungus like nippon vinelex or something like that.

plaster ceiling just use Emulsion Paint like MAXILITE will do...

your plaster ceiling got fungus bcoz of top beneath is leakng... if there is no leaking, it shouldnt have fungus growing.

This is 2 example of fungus growing on developer paint , which is those cheap paint. You can see the walls connecting to it which uses higher quality Nippon odourless air care unaffected by the fungus growth

The ceiling is not connected to any toilet , is pure concrete, and there's no water leaking, and it happens all across the house.
