Probably the same comments as seen in all Central Park Damansara/Exsim D-series threads.

First glance looks like it's a repeat of the same thing from D series.

Pricing out yet?

I think so, most of the bad comments like high dense, got a mosque nearby, flora Damansara and etc. then the good comments like really affordable price, township deployment, developer ok, 10 Acres Recreation Park and etc.

It's all a mini township under one developer so the pros and cons are functionally the same 🤣

I question the claim about being "best for ownstay" because of the small size of smallest unit for this project, but IMO at this point with the sheer number of units in this area, trying to buy here for investing = die lor

The issue with this township. I believe At least 6-7k thousands units hitting the market within short period of time. And there are very minimal differentiation between them.

If you are investor, be prepared for choppy ride short to medium term.

Own stayers, buy if the township meets your needs. But you may wait very long to ride out choppy ride if you want to see meaningful gain.

Too many tiny investors and potential bad profile tenants… even you can hold… but market is cruel and realistic… how you going to fight with thousands units in market when everyone is throwing rental and selling price? Decorate your unit with gold plated Wc and diamond wall to make your unit outstand compared others ?
This location going to worsen than Jalan Pipit…located at ok address but property price and rental at very Low level…

Hopefully investors are less than 20% of total owners then the township still has good chance for appreciation..

Do people still believe that it’s primarily own stayers buying up all these new developments? All this supply has served its purpose to create affordable housing for the youth with extremely depressed rents.

“Investors” are subsidising accomodation for the graduates of tomorrow. See it as a noble cause and you’ll sleep better.

Once all the residential units are launched it will be over 10k units. Not including commercial activities.

Density and land size, this is substantially bigger than midvalley including kl eco city.

Midvalley and kl ecocity =75 acres, opening over 20 years.

Damansara central park and empire city = 90 acres, opening over 10 years


If the mall truly becomes successful, the residential portion will have one of the megamalls at walking distance.

But even then, i cant imagine that rental demand can match the market, even kl eco city isnt full today, and it was launched 10 years ago.

Kl eco city is literally less than half the size of dcp.
