Hi forumers,

How long does it averagely take for you or your agent to rent out your investment unit?
For residential properties, can be whole house, apartment, or rooms.

Timing & demand lah.

Family got a house in PD, never vacant more than 1 week, for the past 27 years. Every time it's available, neighbors or their relative fought for the house.

In contrast, another house in Seremban Jaya, would be vacant for months or years. Then suddenly some factory or labour agency pop up, call in the afternoon, wanted to come in same evening. 1-2 years contract, may or may not extend.

It's true. One of our unit at Bangsar South took about 6 months to rent out during the pandemic. Another one in my hometown Kuching, took 7 days to rent out.

Usually what's the rental rate like for the high demand house in PD? Landed terrace?
What about for Seremban Jaya?
Both can cover loan?

location, supply and demand and also price of rent that will determine how fast will rent out.

now landed in good location, i think one month will do

condo hard to say, need to throw price, i guess average 3 months ??

time to appreciate existing tenant...

My Cyberjaya apartment used to only take me less than a month to find tenants. Now with an oversupply of units and dirt cheap rent, I can’t hang onto my requested price since there’s no takers. Guess I have no choice but to start lowering the rental price like my neighbors.

My condo been sitting empty since August. Been up for sale as well as rental but no takers until finally engaged in no deposit rental scheme. New tenant this month. Hopefully all goes well

Mind sharing where is your condo unit located?
Since august, 4 months waiting period, seems not too bad considering the fact our borders still partially closed and people still WFH.

Although it has been empty for only 4 months, it has been quite challenging to sell. And renting now is also below my normal rate and at a loss. but better rented than just sitting empty.

How much is the monthly rental right now at that area?

I also have a property which has been empty and couldnt rent out for 2 months. Location is around Damansara area. Market not very good la now. sad.gif
