Show unit is open for viewing now, 1017sf is below 500k and come with 2 car park, first 100 booking is entitled for additional early bird rebate.

Total 684 units + 15 retail units on a 3.4 acres land, its very low density

Quite omparative pricing with bukit jalil condo coz lowest is RM490 psf, but just 5km from Quaver to Pavillion Bukit Jalil, 4km+ plus distance only.

I’m owner of a unit in One South, currently staying there. Just sharing my experience of staying in that area.

First of all, clear your mind from all developer/agent talk about facilities (tens of modern facilities)/concept (semi-d in the sky, mont kiara living concept, etc). Won’t say they’re bullshit but they’re all ideals from developer’s view to sell properties. After they’re done and delivered, the population there will determine how realistically close those things are with the original ideals.

One South was also marketed similar to this concept. Tens of facilities, street mall (developer-managed, strictly choose tenants.. bla bla). But once completed, it is there for everyone to see now (ie: mall is almost dead, are the tenants developer-managed?, population quality, go take a walk around the mall and experience it. Maintenance fees are rising also, but there is only so much quality you can expect from the things in common areas, this isn’t Mont Kiara remember?)

Population-wise (refer to One South and generally the whole stretch of road from One South to South City Mall, you get the idea who will be likely your neighbours. I don’t think potential buyers intend for own stay here).

Not own stay and think maybe rental is good? Reality is has been dropping since day 1. Now is at all-time low.

Make a wise decision before putting in hard-earned money.

My POV- If you're purpose for own staying. You may re-looking the entire environment, this area are famous with Yemen/Middle East tenants😀

Good interior design of the sales gallery by chin hin plays a big role too.

The thing is, the lelong market there goes below 500k for 1.5k sf condo unit around that area.

For own stay satisfaction, really depends on buyers' standard towards quality of life.

If put to today market… still cheaper than most of rumah mampu milik… and people will still rush to get the units due to price and not bad location…. But one south is unfortunately becos of lack of experience from developer and poor workmanship plus too many units bought by investors…

If u are planning to rent it out after then Equine residence maybe more suitable for you. I don’t think kaia will fetch high rental especially in seri kembangan area. One equine too high dense no need to consider. But self stay feature and density wise undoubtedly kaia wins over these 2 project

Better save up money and go for lelong.

Seri kembangan condo is so cheap in lelong market, 400k+ for 1.4k+ sf type of cheap.

All these newly launched are super not worth it, imo.

Yes exactly, the fact that it is advertised as a Bukit Jalil property is really untruthful. The developer tried very hard, listing all landmarks from Bukit Jalil when the nearest landmarks are from Serdang and Seri Kembangan.

The floor plans are nice, but the location and price are no no. I suspect most of the buyers arent familiar with that area. Those who are familiar with the location all said this project is overpriced

the big duplex is a joke, 1/3 of the floor plan is outdoor balcony. Malaysia weather is either sibeh hot or sibeh heavy rain. that area is going to be wasted plus the cleaning efford need to put in. 3 room smaller type long and narrow balcony design is also joke dono architect hire from where looks like Chinaman designer

Different people different perspective. Some of the buyer ready come into balcony, even by theory or logic (Malaysia weather and condition) it sound not reality paid a lot for a space seldom to use. But there are ready a lot of group people looking for big balcony design (mostly young buyer who staying at terrace house atm) and also the youth ready affected a lot by china social media like xhs and douyin.

Maybe enjoy the city view at night. Maybe buyers going to balcony have a very good imagination vs the realistic. After majority of them realized the inconveniences of the design in feature. They (owner at AGM jmb) can vote for allowing to built glass curtains, so that can utilize the balcony space.

Would there be any petrol smell from the petrol station right next to the building? Never lived next to petrol station before to tell.

I am agree with you at current situation and trend. During old time maybe 10 year ago, before property oversupply (high competition) and property bullrun, developer have very good sale principles, never give extra Rebate to clean stock. For example Mayland regalia suite kl. From start until the end, the Rebate only max for 10% developer now should follow this principle, at least fair for early bird buyer. But at 2022, either auction or bulk purchase, or vped overhang clean stock sale package will be better, slap the early bird buyer very hard. But trade off, new project you can choose your very ong numbering, facing, floor and the unit best feng shui for your home.

This one stings the most. Creating multiple tiers of buyers where the early bird is not rewarded. And it all becomes even cheaper after VP as the uneven market culminates in many lelongs.

Why are they keep changing the name of this project from Quaver to Simfoni and now Laurel. Approached by multiple agents trying to sell the same project with diff name and hiking on 'bukit jalil' address which kinda grabs my little interest at the first place.

Such 'low quality' marketing strats when the project is unsellable

Where is it mentioned it changed to Laurel? The staff still refer to it as Quaver

Previously called Quaver when don have apdl
After obtain APDL, call quaver simfoni
Maybe to avoid people report them for selling without apdl

That’s the killing part since this project located by highway surrounding.

It’s great to see such big balcony concept development but some generations might prefer to chill out at balcony than larger bedrooms. Maybe China pek style and thought Malaysia is as convenient as in China where balcony can be converted into laundry or closed up.

Anyhow I reckon it is in the wrong location and this concept should be built inner part that far away from bustling commercial or highways.

U can see whether it is an agent's ad by just clicking the whatsapp and ask the agent to know the actual project.

As I know, most agents are not allowed to advertise the actual project name or even actual photo in FB or certain page by the developer to avoid any confusion to represent the developer.

if u seen the word duplex/semi D, then high chance will be link to this project.
