Just like plaster ceiling to hide the wiring and piping.

For the possible leaking area, do a manhole. The rest, do normal plaster ceiling.

Manhole can be any size depending on your needs. I have a manhole in the plaster ceiling that can fit 2 adults and a 18 steps ladder to access the reserve tank.

Will update with a photo later......

Proper manhole (gypsum frame) is just cut out the whole area to fit manhole, mount the manhole, and mud back the lines.

That's a nice job! Am looking to do a custom manhole as well for my bathroom ceiling that I need to attach to an air ventilator. Mind sharing the contact of your contractor?
