Some agents are not worried if you want to contact the owner. He can also bring you to see the seller.

Wont be surprised owner sell higher since your family is so eager to buy.

The time frame is stated in the agreement. If it goes beyond that, party that defaults will have to pay liquidated damages as provided in the terms.

Generally, for freehold, is 3 months from SnP date. Another month is normally provided if either party cannot complete in time but with interest charge.

For leasehold, the 3 months start from date of approval from the state govt to allow transfer of title to the buyer plus the normal extra 1 month.

The overall duration depends on many parties .... buyer, seller, lawyers, banks and govt dept.

In conclusion, if buyer wants quick, then have to chase and follow up closely.
