This is a double storey intermediate terrace built in the 1960's at the heart of Kuching, Sarawak. It's less than 5 minutes drive away from Sarawak General Hospital (3.5km), and 10-15 minutes away from Kuching International airport (6.7km). Nearby amenities include Swinburne university (2.5km), primary school (2.6km), secondary school (3km), govt teaching academy (3.6km), The Spring megamall (5km), Boulevard Megamall (3km), Cityone Megamall (3km), JKR Sarawak HQ office (2.6km), and also close vicinity to CBD of Padungan/Riverside area of Kuching (6km). The house is registered on a perpetuity land title of 999 years (quite rare these days in Kuching), and it comes with an extended kitchen + bathroom.

Built size - 1700sqft (2 floors)

Structurally sound and solid for the original house, and extended portion is not too bad either. No cracks on the floor, minor cracks on the joint part of the wall with the original house structure. Fully wooden structure on the 1st floor, no termites on original structures including roof beam, wooden flooring, and wall structures on 1st floor. No leakage on the roof, except for the transparent polycarbonate sheet that was broken due to oxidization, weather, etc.

Overall condition, the house is well taken care of by the previous owner, no major structural damage, foundation was solid for the original structure, I'd rate it around 7/10.

Removing the old cardboard walls carefully, stuffing in glass wool for sound insulation, and reinstalling back the old cardboard walls, then last layer gypsum board. For 1st floor, all the electrical wirings are concealed in ceiling and wall partition.

It might be cooler to have the roof painted a brighter colour or bright chrome to reflect heat biggrin.gif

Don't think there's a chrome color roof seal or paint.
They only have matte or glossy type.

Water tank area to water proof wall and especially the flooring..? I DIY mine years ago with help of my son... Pentens T007 followed by T200 triple layer which incl all other exposed area to sun on the roof top and partition wall separating my neighbours. Recent heavy rain still holding on well with no leaks while many of my neighbours experienced leaks.
