 First time home buying, Alira Metropark Subang

Hi all,

I am a first time home buyer, looking to purchase my own stay at PJ/ Subang area due to work location. My budget is at most 530k. 1 bedroom is fine for me but my parents would prefer a 2 bedroom unit (whenever they come to KL and there will be an extra room for them).

I have seen several projects. They are either too small, too far or exceeded my budget. Alira Metropark Subang seems to be the best choice for now. But since it is completing in 2025, my family have been advising me to look for completed project or subsale. They are quite conservative.. whether new project will be abandoned halfway/ there is no actual unit to view.

I am not a risk taker and I do have some concern after reading through the Lowyat post on Alira. Appreciate if anyone can provide some advice on this project/ developer. Thank you.

For a single person, renting gives you more flexibility and is cheaper. A 500k loan is about 2.1k per month for 35 years and that excludes monthly maintenance charges.

Thanks Mini Orchard. That's my go to saying when my parents used to "encourage" me to get my own property. 😄

I have been renting for the past 7 years, get to enjoy the pros & cons of staying in different areas of PJ. I have also met good and bad owner/landlord, I think it is now the time to consider owning my first home and stay with my other half in long run.

530k for studio .... personally I wont consider a good buy if you have to work your whole life for it.

Anyway is your money, if you think is alright, then proceed.

my 2sen suggestion based on your post n your intended/interested project

Alira is a bit steep for such a small size and its location, and buying a studio at that price point with your budget is not exactly a future-proof financial choice unless you're very secure in your salary/job prospects (not likely to change job or relocate) and your lifestyle (read: planning to be single for life or have a relationship with no kids).

If you're not looking for super fancy facilities (do you really need the amphitheatre or reflexology path from alira 🤣), RM530k budget can get you some nice, decently maintained subsale units in the older high rises around Ara Damansara/Lembah Subang area. Range around RM500k last I checked in person about a year ago, but should be maintained the same because a lot of high rises soon to VP/being developed in the area, prices should remain a bit flat even now.

Would suggest you to survey more projects. Better to get layouts that are more practical rather than a studio unit. Perhaps you can consider areas that are slightly "further" away from PJ/Subang too. Certain parts of Cheras is not too far away from PJ. Just my opinion. Good luck!

Are you looking at Freehold properties only? Around this location?

530k for a studio unit is on the steep side.

Thanks for your suggestion. The reason why I am considering Alira is because it offers 2 bedroom within my budget. I am also looking at subsale and Ara Damansara definitely one of my top pick for own stay 😊

Agree with you, I used to stay in studio and I definitely not enjoying the layout. I always thought Cheras is very far away, let me do more survey on Cheras. Thanks for your opinion. Appreciate that. 😊

Preferably freehold. I am more familiar with PJ/ Subang but open to other area as well.

Yea, definitely not paying 530k for a studio. Alira offers 2 bedroom around 500k+, that's why I am considering this project.

haha i just happened to read this thread, exactly same position as you. i booked residence south first and my parents keep telling me to at least get 2 room unit. So after a very long consideration, i finally switched to Alira, type D unit, which has 1+1 room, my plan is to convert the extra room into a study room with piano, and to accommodate guests if there's any. the MCT developer really holds me back but i still go for it because Ayala Land is allocating 3rd party contractor to build the project. Well this is the risk i have to take.

For my case I'm a single female to purchase my home just in case i am not getting married or to have a home to gain some sense of security in the future. so this unit is very suitable for me. the surrounding is quiet, and close to Subang, which i really like because i'm a quiet person.

I've signed SPA 2 days ago, if you need referral lmk. i am also curious about your final decision, please let me know which project or house you've finally decided to get.

I have just signed my SPA recently too. I went to Residence South show room but studio is not my type. After surveying a few projects, Alira meets most of my needs - the unit layout, surroundings and etc.

Initially I was quite lost, maybe ladies tend to overthink. Haha. After all, there is no perfect house and there is always risks in every project, but at least we can find one that suit us the most. 🙂
