KUALA LUMPUR: Tropicana Corp Bhd unit Tropicana Senibong Sdn Bhd has entered into a joint venture with Puncak Alam Housing Sdn Bhd to develop three parcels of leasehold land with an aggregate area of about 362.742 acres in Mukim of Ijok in Kuala Selangor.

The group said in a filing with Bursa Malaysia that Tropicana Senibong will undertake the property development and pay to Puncak Alam a proprieter's entitlement of RM334.54mil progressively over 72 months.

There will be no joint venture company incorporated for the purpose of the joint venture, it said.

Tropicana Senibong is expected to fund the joint venture via a combination of internally generated fund and/or bank borrowings.

KUALA LUMPUR, Nov 1 — Tropicana Corporation Bhd’s wholly-owned unit, Tropicana Senibong Sdn Bhd (TSSB), has formed an unincorporated joint venture (JV) with Puncak Alam Housing Sdn Bhd (PAHSB) to develop three parcels of leasehold land of approximately 146.80 hectares in Ijok, Selangor.


Under the JV agreement (JVA) signed between TSSB and the proprietor, PAHSB today, TSSB would undertake the property development project with the payment of the proprietor’s entitlement amounted to RM334.54 million.

“The proprietor’s entitlement shall be paid in progress manner up to 72 months from the date of the JVA,” Tropicana said in a filing with Bursa Malaysia today.

On the rationale of the exercise, Tropicana said the JV could provide an opportunity for the group to replenish its existing property development projects and also to enhance its property development profile in the Klang Valley.


It said the JV would also allow the group to participate in the development without an outright purchase of the land which will otherwise require significant cash outlay.

“Barring any unforeseen circumstances, the JV is expected to be completed upon full payment of the proprietor’s entitlement,” it said, adding that the corporate exercise is expected to be funded by TSSB via a combination of internally generated funds and/or bank borrowings.

Moving forward, Tropicana expected the JV to generate economic benefits and contribute positively to the group’s future earnings. — Bernama

yea, even i moved in 5 years ago also still quite crowded already, now with ecoworld bringing in alot of businesses, the whole area bcum very vibrant already...

I dont think have anything big around that area dy..moving up along Guthrie from Elmina will be kampung2 then Kota Elmina site..further up also Lagong still under Sime Darby..if go out abit will be KLK area / estate then already Gamuda Gardens..

I do think that the square inside 4 highways will moving fast in term of development.. square in the middle of Latar, Guthrie, WCE and NKVE with DASH and proposed Duke 2a tap into the middle of it..

big developers going in puncak alam is a good sign... the commercials around PA really revived and fairly alive now... but there also the headache about the traffic jam as population keep on increasing... lol

if can upgrade Persiaran Mokhtar Dahari, Jalan Bukit Cerakah and Jalan Kuala Selangor to 2 lanes proper highway-like road, start connecting end of Duke at Sg Buloh to WCE like MBSA proposal of Duke 2a extension.

then I think things will develop faster and will ease a little bit of the traffic.

traffic and infra will forever playing catchup as the area are still developing.

yea the 1 laner roads are the main issue here... seems like government keep on waiting for developer to develop along and to force them upgrade using own money... the roads already expanded to two lanes in some part already... hopefully more to come...

KUALA LUMPUR: Tropicana Corporation Berhad is expanding its DNA to the booming northwest growth region of Klang Valley with the 362-acre Tropicana Alam integrated township development in Puncak Alam.

The township's first residential offering includes 431 double-storey terraced residences with built-ups starting at 1,917 sq ft and land sizes starting at 20' x 70' spread across 87.4 acres.

Tropicana's executive director of marketing and sales, Ixora Ang, said that as the centre of gravity for development shifts away from Kuala Lumpur, Tropicana is leveraging its strategic landbank to deliver signature townships with great connectivity, amenities, generous open spaces, and more.


She said that Tropicana Alam is going to redefine the art of living in Puncak, following the success of Tropicana Heights in Kajang and Tropicana Aman in Kota Kemuning.

According to Ang, the township caters to the area's expanding demographics, notably targeting families, upgraders, and investors.

Formerly a palm estate of the Federal Land Development Authority within the locale of Bukit Cherakah, the main town in Puncak Alam was launched in 1997.

Key developers in Puncak Alam include IJM Land Bhd, Eco World Development Group Bhd, Oriental Interest Bhd, Worldwide Holdings Bhd, MKH Bhd, and LBS Bina Group Bhd.

Their projects comprise a collection of apartments, terraced houses, superlink homes, bungalow lots, semi-detached clusters, and commercial properties.

KUALA LUMPUR (Sept 13): Tropicana Corp Bhd is rolling out a 362-acre (146.50-hectare) new township development called Tropicana Alam in Puncak Alam, Selangor. It is also the group’s maiden launch in the area.

According to a press statement issued on Monday, Tropicana Alam has an estimated gross development value of RM700 million. The developer is eyeing to launch the first phase by early next year.

Spanning 87.4 acres in Tropicana Alam, the first phase features 431 double-storey terraced homes, with built-ups from 1,917 sq ft, and land sizes from 20ft by 70ft. Selling prices are still being finalised, according to the developer.

“Following the success of Tropicana Heights in Kajang and Tropicana Aman in Kota Kemuning, Tropicana Alam is set to redefine the art of living in Puncak Alam, catering for families, upgraders and investors alike, with spacious layouts and contemporary designs in harmony with the heritage of the area,” said Tropicana executive director of marketing and sales Ixora Ang in the statement.

She added that the new township caters for emerging demographics in the area, with focus on the concept of muhibbah or togetherness. Owners and residents will benefit from educational, healthcare and recreational amenities nearby, such as Universiti Teknologi MARA, Hospital Al-Sultan Abdullah and the Puncak Alam Golf Driving Range.

Maybe you can share with us the prices for the houses here. As far as i know, Hillpark and Saujana prices are cheaper.

The price definitely increase a lot, foresee 500K - 600K for intermediate unit. As now DASH highway completed & construction cost increase a lot. So this pricing look normal for branding developer project. Before MCO, puncak alam lbs project just selling 450K+- for intermediate.

Distance to grocers and eateries.
Iris not so convenient because have to go big round to u-turn

Surroundings

Most of the shoplot near Iris are not operating yet

The township development
Hillpark itself was quite nice. But Iris is at the other side. Next to Uitm hospital.
Tropicana landscaping looks promising. Their Tropicana Aman was doing well and nice.
