KUALA LUMPUR: Tropicana Corp Bhd unit Tropicana Senibong Sdn Bhd has entered into a joint venture with Puncak Alam Housing Sdn Bhd to develop three parcels of leasehold land with an aggregate area of about 362.742 acres in Mukim of Ijok in Kuala Selangor.

The group said in a filing with Bursa Malaysia that Tropicana Senibong will undertake the property development and pay to Puncak Alam a proprieter's entitlement of RM334.54mil progressively over 72 months.

There will be no joint venture company incorporated for the purpose of the joint venture, it said.

Tropicana Senibong is expected to fund the joint venture via a combination of internally generated fund and/or bank borrowings.

"In ensuring the continuous growth of the property development segment within Klang Valley area, the Joint Venture serves to provide an alternative to Tropicana Group in diversifying into A different market niche and segment by offering an affordable to medium range of product and yet within a strategic location," said the group.

KUALA LUMPUR, Nov 1 — Tropicana Corporation Bhd’s wholly-owned unit, Tropicana Senibong Sdn Bhd (TSSB), has formed an unincorporated joint venture (JV) with Puncak Alam Housing Sdn Bhd (PAHSB) to develop three parcels of leasehold land of approximately 146.80 hectares in Ijok, Selangor.


Under the JV agreement (JVA) signed between TSSB and the proprietor, PAHSB today, TSSB would undertake the property development project with the payment of the proprietor’s entitlement amounted to RM334.54 million.

“The proprietor’s entitlement shall be paid in progress manner up to 72 months from the date of the JVA,” Tropicana said in a filing with Bursa Malaysia today.

On the rationale of the exercise, Tropicana said the JV could provide an opportunity for the group to replenish its existing property development projects and also to enhance its property development profile in the Klang Valley.


It said the JV would also allow the group to participate in the development without an outright purchase of the land which will otherwise require significant cash outlay.

“Barring any unforeseen circumstances, the JV is expected to be completed upon full payment of the proprietor’s entitlement,” it said, adding that the corporate exercise is expected to be funded by TSSB via a combination of internally generated funds and/or bank borrowings.

Moving forward, Tropicana expected the JV to generate economic benefits and contribute positively to the group’s future earnings. — Bernama

According to filing the proprietors find the land to be a good prospect for landed township development that can contribute steady demand within the Klang Valley area. They have also noted on the good connectivity, established neighbourhood and ready amenities within the vicinity. Separately, the parties also deem future potential development of various types of development in view of the surrounding neighbourhoods with ready catchment and a proven track record on the townships nearby.
Currrently there are Eco Grandeur & Eco Business Park by Eco World Development Group which has development situated in the area and LBS Alam Perdana by LBS Bina Group Berhad also having properties in the vicinity. Tropicana is seeking to use this venture as part of its strategies to focus on prime hotspots in Klang Valley, and to ensure that its well represented in the Central region.
This will also be a good opportunity for the Group to replenish its existing property development projects and enhance

yea, even i moved in 5 years ago also still quite crowded already, now with ecoworld bringing in alot of businesses, the whole area bcum very vibrant already...

nearest is latar and next is DASH.. others still certain distance away... but at least basic amenities are all ready here... just maybe lack of cinema lol
