So ok i'm looking at an Aset Kayamas property with a good location near my workplace.
I am very aware that AK has a bad reputation, and a friend in construction has said that the project's main contractor (TME) also has a bad reputation for bad finishings.
My question is, since the unit is mostly bare... if all problems that can be caught by an inspector is fixed within the DLP period and maybe passes a second inspection, what are the major issues that could be a detriment after the DLP expires?
Basically, is it worth to go with a dodgy developer but get a property with a premium location for affordable prices and then do the place up?
Hi , sorry to advice , i think you need consider few concern as below . I am very aware that AK has a bad reputation, and a friend in construction has said that the project's main contractor (TME) also has a bad reputation for bad finishings.

1. Do you think can get strata title for this development ? how many this developer have ready their strata title in pass project ? i think you better survey for it and without the strata title , your unit unable transfer and hard to get bank loan when you want to sell .
2. When VP time , you may invite Q class inspector to check for your unit defect such as crack , uneven title , paint defect....... but those is surface problem however defect contractor may not resolve all as your file and some of defect may appear frequently such like wall crack , interfloor leakage so how you plan to handle as some issue unable resolve permanently due to bad workmanship .
3. If the defect happen inside your unit , you still can fixed with your own cost but if the defect from the outside which stated as common area , how you want to do if jmb/mc not take action in short time ?
4. Buy a new house is for enjoyment and not for suffer for your life , if the problem rising so i advice you think twice ..
thinks twice ....^^V
