Got the job offer from the company located at that area. Though do have own transport, I still hope to walk to that industrial area if situation allowed (renting nearby location and has safe route for pedestrians ) to reduce the commutation cost. If not may rather rent another area like Simpang Ampat and Nibong Tebal for cheaper rental. The current google street view of that area is taken during 2019, so I hope to get update from here.

It's all 2-lane road with no dedicated pedestrian walkway.

Cycle from IKEA side is doable. Walk? Not recommended.

I stated has own transport, but if renting nearby area for higher cost still hardly reduce the commutation cost substantially, may rather rent another cheaper area

quite impossible, not many public transport (none that I know of), and the road is not friendly for walking
you definitely need a car
you can rent a house near valdor if you want but I not sure any room/house for rent from there or not

Just get a motorbike as transport at least.
People there driving speed can exceed 100kmh, no joke.
No proper pedestrian walk paths at BKIP even from B Kawan or Sg Bakap

around the area (simpang ampat/valdor/tambun) you probably need to rent a house anyway, most of them are double storey/even semi-d
nearest apartment that already done and for rent I think is Utropolis, studio unit, mainly for student, should have car park

Actually walking 2-3km is not difficult, you would be surprised many kl ppl walked that far or further everyday to work. But feedback of almost every ppl here stated there is no safe route for pedestrians.

Ya need to ask properly for availability of car park. Some condo only provide 2 car park per unit. If there is 3 tenants in a unit and each has own car. Then one of the tenant may not has slot
