 Land Search, Using only Name and ID

Is it possible to conduct land search without any information on the deed or land?
I checked with my lawyer, it is not possible unless there is information or reference to the deed.

The problem all the deeds are kept by another person and he is not giving any information about which deeds and who are inside to avoid all the party in the geran to pecah bahagian.
Lawyer cant do anything if he didnt know which piece of land involved and the reference to the deed.

He suggested to send a LOD to force the person to disclose such information for next step of action.

I dont want to send an alarm without seeing what is in the deed and what land first.
Is there any way or runner that can dig out what land you own based on name and IC number?
I just need to see the deed and the reference number, then the lawyer can do the rest.

The reason, if the deed actually shared by my ally, then we can just force the person to give back the deed.
it will be complicated if the deed is shared by non-ally, then court is the last option to force for pecah bahagian.

Is difficult but some good runners are able to do it. He need some basic info on the land to start .....

1. Where is the land located ?
2. What type of land ?
3. Any address ?

1) Get the full address;
2) Go to the relevant Majlis Perbandaran/Bandaraya;
3) Conduct an assessment search based on the address;
4) Extract a copy of the assessment (title number is written on the assessment); and
5) Conduct a land search at the land office.

1. It is some sort of kampung lands - few pieces of lands -
2. just empty lands and some could be planted with palm trees.
3. No address, no lots, no deed info.

That is the hardest part because no much clue.
We can probably guess the radius of the possible lands from the kampung house.

The lands shouldnt be too far from the kampung house as a starting point.
but which piece and which plot/lot number, we have no idea.

if I know the address or the plot number of the land, then it wouldnt be so hard.

Problem is, you own partially a piece of land and you can never find out unless the deed holder tell you or give you a copy of the deed.
he wouldnt of course because then the pecah bahagian will come.
he planted palm trees for himself.

they cant survey the land if they didn't know which land and what plot number/deed reference.


if there is a way to search the system, I will search all the possible land near the kampung and surely will find the info.
need a runner that can retrieve the info.

Some land office has a mobile apps with Google-like maps. Click the land on the map and it will give you some details like lot number etc.

Go to Jabatan Ukur of the location (Department of Survey and Mapping Malaysia (JUPEM) (Jabatan Ukur dan Pemetaan Malaysia (JUPEM)), get a copy of the map of the location, and from there you can check the lot number of the land. Then go to land office to do a search on the land. I did that before many years ago.

Meaning I get a map and then get all the lot number from the suspected land?
and then do the search on all the lands to find the piece belong to me?

the land can be anyway nearby and I need to pinpoint it to get the exact location for next action.
i actually got the map from google map,
but cant see anything from standard google map.
need to use google satellite, mostly are plantation.

so if I point all these lands (google satellite) to the pegawai to search 1 by 1 to find which is mine, then berasap pegawai pejabat tanah.

Start visiting the land office and hang around more often.

Let the officers see you as a familiar regular face.

If you know the land title, pay rm35 to get a copy. If you dunno, then it is not easy if the land is small.

There should be stone markings on the land. If you go to the village, start spending time at the warung and lepak all day. Don't drive nice car or dress too smart. Just say you are buying for land and there will be brokers calling you. If it is your land, most probably the brokers would know previous owners and current owners. If they are helpful rewards them, positive words get spread fast, negative ones spread faster.

when it happened, the geran was done when everyone was young.
so we roughly remember the geran but not the detail.

For land size > 4 hectare, it will fall under the jurisdiction of state director ( Pejabat Tanah & Galian Negeri)

For land size < 4 hectare, it will fall under jurisdiction of the land administrator (Pejabat Tanah & Galian Daerah).

Last update before close thread:

Found out there are many geran but everyone name is in each of the geran mcm pasar borong.
Funny part, the person that tanam all the palm trees is not in any of the geran at kampung because his name is in the geran in town.

Everyone decided to wait until the last person cukup umur before discuss further.

I wonder what will the person (not in the geran) do with his palm trees before that time comes.

Next 2 year if anything will update here.
