As u encountered first hand KLSE is double edge sword. 
Portfolio has to includes  shophouse/ apartment to collect rental.
Money can depreciate over years.  But asset  relatively stable or longterm willappreciate. Rental income is the dividend

Talking about personal finances, any recommendations on expense tracker app that easy to use and can be ported out to excel and most importantly free?

Don’t need any fancy future retirement planning etc. it’s nice to have but not a must.

Currently I’m doing it old school way that I will tabulate all my expenses every few days with the receipts from CC.

I use Cc for all my expenses as much as possible instead of cash for the receipt and record to ease reconciliation later. I will pay even massimo bread with Cc… 😅 only tough part is food court and roadside with no such facilities hence the apps tracker for it if any.

Recently my fren was asking me is it okay to buy a rm600k 1.4k sqft service apartment from developer. I said good size. But show him in the same neighbiurhood, an old 2 storey subsale townvilla bigger size 1700sqft selling for rm360-380k. Hes totally not interested lol 😅

To me, being able to FIRE means being able to maintain existing lifestyle on savings/div with no outstanding car or home loans while not having to work regular 9-5 job as done previously. No need to ikat perut or minimalize.
Driving flashy cars or buying branded stuff doesnt necessarily mean showing off, it could also be for people who enjoy and appreciate the finer things in life.
