I took RHB mortgage loan and the banker add on 10k on top of my purchasing price + MRTA for legal fee, however, the legal fee disbursed was less than 10k, around 6k left over, i wonder what happened to this 10k as the bank told me the loan was fully disbursed.

do you have online account?
login and check the loan amount....10k is just estimate to lock your loan...but at the end when they have the actual bill..they will add into the total loan amount...
so you can login and double confirm

It state still have 5% of loan not disbursed....
But it already so many year.....
Will the bank disburse or ?
Developer never ask me for additional payment....

the thing is online banking didnt tell me anything, it only tell me total loan amount which include the legal fee and the remaining amount i need to pay.

Btw, i just do some calculation by adding my remaining amount and redraw amount, and the result close to the total loan amount minus 6k ....

Actually i wanted to call the bank but the bank always tell me to check with my home branch and my home branch was so far away ..... want to phone also need to get branch number from customer service first ....

lol, if not disburse then leave it .... it wont cost you also ....

just my bank didnt tell me how many not disburse ....

but i only pay deposit of 10%
bank disburse 85% already,
left 5% not yet...
and developer also silent...

means it haven add into your loan or disburse tat amount...it needs some time...

the amount shouldn't be disburse as everything already pay off ..... the banker add in 10k for legal fee and turn out the legal fee only 4k, so should be 6k left over ....

Islamic loan works like that so no worries. If 5% haven't release yet, means that you still need pay progressive interests and not yet start monthly installment?

90 % Purchase price : 450k
Mrta: 9.5k
Legal fee : 10k

Total loan around 470k.

Now, purchase price fully disbursed, minus 450k
Mrta disbursed, minus 9.5k
Legal fee disbursed, 4K, minus 4K left over 6k

As you can see from above, I should have 6k available credit

Btw, I started my installment edi, that’s why I wonder what happened to the 6k

If you are sure that calculated it correctly, perhaps the 5% is rebate by developer or something else, try check back everything listed in tnc.

Then I believe the remaining is loan stamp duty fee.

hmm ..... the 10k is for legal fee, can the bank disburse for other purpose?

my banker clearly told me they add in the 10k for legal fee. I pretty sure there some amount left over ....

How about ask back the banker

dun worry...the amount will decrease over time...
do check your monthly statement, u will get wat i mean
