Hi sifus, I am planning to buy subsale house maybe, but wanna ask a few questions.

1. Is it possible to change the stairs railing (completely remove old railing) without damaging or needing to remove the flooring on the stairs?

2. When I remove built in wardrobes, is it 100% chance my flooring will be damaged? So I have to either change all flooring or build another built in wardrobe to cover, yes?

Any advice is much appreciated.

1. I think can be done.
2. I don't know which kind of wardrobe you talking about, but as far as I know, wardrobe installation won't damage the floor. Screw will be install to the wall only.

1. No. I believe the frame is anchored into the staircase flooring to give the upright support.

2. It depends on the type and flooring condition after removal .... if is bad, then redo that area only and the new wardrobes to cover it. If is the parquet design I suggest you change the entire flooring.

Any photos to show for better advise?

1. In older house, sometimes the stair spindles are attached to floor, this will damage the stair tile. Whereby in newer house, they are anchored to the side stair wall.

2. It also depends whether if the previous owner did change the flooring before or after the built-in wardrobe was made.

by referring to the pictures, the flooring is real wood

1) the stair is mount under the flooring. the best method probably to cut the steel structure and cover the hole with wood filler (noticeable if see closely). Then your new stair probably need to avoid mount on the old points. For bigger portion, probably replace with another piece of wood.

2) it seems like there is wood flooring under the wardrobe. Highly depends on the skill and patience given during dismantling. Might have screws or nails but can be paste back with wood filler. it should be good if you plan to polish/re-coat the wood flooring afterward.

Off topic
i am planning to install new rail for my stairs as well, do you have recommendations? Which type you are changing to?

For the stairs, they can cut the frame and cover the holes with something. So not much damage to scrap all the flooring. Wardrobe seem only resting on the floor. Floor might not even damage underneath it. If turn bad might be moisture trap underneath wardrobe.

I see at the bottom of the railing looks like welding? Probably the railing is anchored to the cement on surface.

The floor is not laminated wood. They can just remove and replace with another piece only for the affected plank. I think it is not a big deal to repaint same color varnish.

The built-in cabinet is put on the floor after the flooring was done. I'm sure it can be dismantled without any problem at all. Will not damage flooring.

Depending on budget, it's either going to be simple metal railing with only 2 bars (clean look) or modern glass look. These 2 pictures taken from threekim website, I see a lot forummers talking about there so I checked their website, haven't done actual research yet.

1. yes it is doable for the new railing, the existing support which attached on the floor can be covered with new balustrade support. it is whether the new design alright for you.

2. i believe there will be 2 tones of flooring colour between the built in wardrobe and the walkway

yeah true true, even if the condition is perfect (not broken), the tone will most likely be different, didn't think about that!

For wardrobe, there is a possibility underneath will be empty. Some houses only install the timber flooring after the wardrobe installed.
