I have a few questions to ask . what is the most important thing to do when tenant is moving out .

check for any damage to ur property, if too dirty can deduct $$ from their deposit. check last paid bills..

Check your property for damages.
Check whether the tenant paid all the bills (water, electricity & IWK).

And deduct from the deposit accordingly.
