 Tp-link powerline speed issue, advice needed

Hello, I am currently on Unifi 300Mbps with Huawei Ax3. Router is located in the room at 2nd floor. I've tested my Internet speed in the room, connected directly to the WiFi of my AX3, I am able to achieve 300Mbps.

However, as WiFi connection becomes weak at ground floor, I tried to use my old tp-link powerline homeplug AV600 (theorectical speed 600Mbps) to extend my Internet connection to the ground floor. This homeplug at ground floor is connected to my free Deco M4.

However my Internet speed here is very much reduced, only 10% of what I can achieve in the room, around 30Mbps only.. Most likely the speed is limited by the distance between the homeplugs and noise in my electrical lines..

May I ask, if i purchase new homeplugs with newer AC2 standard such those with AV1000 or AV1200 available in the market.. Will it helps increase the Internet speed? Or it will still be limited by the distance between the home plugs and electrical noise?
