 Draftman for architect drawing for MBSA permit, Looking for draftman/freelance architect

Hi Sifus

Im looking for draftman OR freelance architects to assist on drawing house extension for MBSA permit. The one contractors suggesting is ridiculously expensive rclxub.gif

Even better if anyone can do the whole MBSA submission together.

Speaking from experience, just walk into MBSA and ask for the officer recommendation.

this is to ensure not only do you engage with a valid contractor, but your submission is also will approve in a timely manner.

An approved contractor doesn't mean it will be approved in a timely manner...
This is the way..

oh, that was actually my concern - to get approved fast.

I was told by few contractors, if I go myself might take at least 2 months to get approval due to current situation. By going through their recommendation, can get approval within 2 weeks (im not sure how true is this).

Visit the Planning Dept. They should have a list of accredited draftsman registered with them.

Some other councils staff do freelance as well but submit through one of the name in the list and is how you approach him.

-any idea how long is the process? will it takes weeks/months?
- and usually how much will it cost for the drawing. contractors quoting me 6k up to 11k for drawing and MBSA approval together. i find it ridiculously expensive.

What is the scope / description of your renovation? Is it within the rules of Buku Setara MBSA? Approval is only 1 day if apply with Buku Setara MBSA.

These are the in-charge of respective area in MBSA jurisdictions. Application for renovation permit is under Jabatan Bangunan. Do call them.

extension on 25ft extra land on double storey house. I did check the buku setara MBSA but apparently i still need to get drawing done when apply for MBSA.

may be like other sifu's suggestion, i will go to MBSA and check with them straight.

At this moment, no walk-in allowed for Jabatan Bangunan, MBSA. Temujanji is useless as well. I just dropped 3 applications at the drop box. Call them directly, they have a list of approved consultants, I used to have an image of the list but it's not in my phone now.

Anyway, for your renovation, I estimate about RM6-7K for the drawing, architect / engineer endorsement, submission and approval. So, whoever suggest you RM6K, price is fair.

just wondering, the est RM6k is including MBSA's fee? and the price based on sqft of renovation or is that a standard fee?

10 years ago when I did a 18 x 16ft side and 22 x 5ft rear ..... grd floor ...I paid 2.5k all in under mbsj panel guy.

I cant remember how long for approval but everything went on smoothly with them.

Included all-in. Never exceed RM7K. Talk about recent, I did 3 units in Elmina, 1 in Puncak Alam and few arounds Kemuning and Sri Muda, each extending to the limits permitted by MBSA, all are around RM5K-RM7K.

Sorry, only provide for my own client. I'm a constructor.

I can provide you few, which seksyen is yours? Anyway, my advice is to let your contractor do it, even if it costs you a bit more. Why?

1. If you want CCC, your appointed contractor must be CIDB-registered in the correct field code during your application for CCC.

2. There's always some opportunist who come and disturb the work site since your appointed contractor handles the permit and CCC, he have to handle these.

3. There's always changes during progress because property owners visualisation is quite limited, and it affects the work. You don't want your appointed contractor to take this opportunity to put the blame on you. (This if the contractor is jackass'

4. It's a lot of work to go back and forth during application of MBSA renovation permit.

Anyway, usually takes about a month from consultation to receiving your permit and if you are looking forward to having CCC, make sure finish product is the same in drawing.

Hi RK, my property is at u16 and its dsl corner unit. Can I use buku setara MBSA If I just extend the back of the ground floor with land area 5' x 32' ground floor with normal cement tile rooftop ? Tia

Unfortunately, no. Only intermediate and end lot that I went through successfully everytime. Never a corner that I tried able to be approved under Buku Setara.

I don't think so, only intermediate houses can use buku setara MBSA. even for end-lot unit, they said can't use buku setara even if its just back extension. (from what I learn)

I called MBSA office last friday, the staff said dsl corner unit still can use plan setara except cant ubaisuai the bahagian depi and only can ubaisuai bahagian depan dan belakang kediaman. She said in the plan setara, must tick the option Not ubaisuai bahangian depi kiri/kanan at the form #6 Akui Janji Mematuhi Plan Setara. I still confused perhaps needs to drop by MBSA to verify.

Btw, can you share your architect / draughtsman contact that help you do your renovation submission plan to MBSA. In case, they said I cant use plan setara or need architect drawing instead. Tia

My situation is also the same as yours; end-lot and only extend frond/back.

From what I heard, can use plan-setara, but i am still waiting for MBSA appointment to clarify and buy the 'book'.

Have you got yours ?

When I scan the appointment QR code, it always pop up access error therefore I called the hotline and they said go there before 9am.

I guess the online appointment was setup due to MCO period since no more MCO all govt agency office is resume office as normal.

I went to MBSA today after not getting an appointment (waited for 3 weeks!). Manage to buy the book (RM50).

For end/corner lot : Officer said that if you only do reno for front/back (not extending or doing any reno to the side), the normal book is sufficient. Just need to attach a letter stating that you 'promise' (aka surat aku-janji) that you only extend the front/back and not the side.


MBSA will allow walk-in starting 1-Oct-2021

I went there on Tuesday around 9:00am, not many people and bought the setera plan within 30 mins.

there are queues but not long for 'bangunan'. only waited for 2 people in front of me. Longer queues for 'Lesen' and other departments. I spent total ~45 minutes because of payment queue. Sit and wait....

By right change of facade including door and window positions need to submit plan. But your case, apply small works permit should do. Owner can self apply.
