 BEVERLY HEIGHTS @ AMPANG, Need advise

Dear forumers,

I am currently looking to upgrade to a semi dee for own stay and had stumbled upon this project here at Ampang.

Given its standard semi d land size (40x80) and huge built up ~5k (also comes with a private lift as well), I find that its subsale price is relatively cheap starting from 1.9mil and there are quite a few units currently available on subsales as well. Some of which are bare units that I can renovate/ID them to my likings.

Of course I am no expert when it comes to the term ‘relatively cheap’ as I have been comparing this one with the other semi dee @ Bayu Damansara, Damansara Damai which is going for about 2.1mil, similar in land size and built up as well. However I think that the fact that its located @ Damansara Damai is a turn off for most people as I have heard many horror stories of the traffic jam within Damansara Damai’s 1 and only exit point.

Can anyone familiar with these areas shed some light on these 2 projects, especially Beverly Heights. What am I missing here? Why is there still bare units unsold?

Beverley Heights mainly gwailohs with gated security.
Few owners have sold their units.

If I have the money, I will buy and stay there too.

The closest to it is
1. MRR2 highway is just beside it
2. There is an orphanage nearby.
3. There is also a petrol station, Shell, nearby.

It seems like MRR2 is just right beside it, any traffic jam issues pre-Covid? Don’t want to be caught by surprise after everything returns to normalcy…

Also, where do I find Chinese food nearby doh.gif doh.gif

There is really not much Chinese food u can find around that area I think.but the surrounding is really good for ownstay.

Am staying nearby.

MRR2 - traffic an issue 8am above every weekdays and Saturdays -> pre-Covid.

Chinese restaurant not much, less than 3 nearby. (google it)

Is the traffic real bad or still tolerable yea? Like a standstill or slow moving traffic…? tongue.gif tongue.gif

I did some googling around the area but even if there is any Chinese kopitiam around it wouldn’t show on the map bro.. So where do you go out for dining (assuming you are a Chinese as well)

Traffic is moving but imagine, you exit BH and immediately, gobsmacked, jam in front of your area smile.gif (if you decide to go to work 8am and above) - i sent my kids to school around 6.30am and re-enter MRR2 to DUKE, by 7am, so manage to outsmart long traffic wink.gif

Ngo Ma Lai Yan ah lau pan. I grab/tapao most of the time.

Thanks for your suggestion and valuable inputs sir! Btw, I’ve been doing my own research since early morning and it seemed like the area is SERIOUSLY PRONE to landslides…. I knew about Highland towers tragedy and all… Just that I didn’t know it’s so near within BH vicinity…. Not to mention others that I found ie. Bukit Antarabangsa 2008 landslide, Kampung Pasir landslide…all surrounding Beverly Heights within a few km away north south and east sweat.gif sweat.gif sweat.gif

May I know if you’re staying somewhere close to any of these areas..?? What are your thought processes on these issues?

BH is safe as the landslides that happened in Bukit Antarabangsa & Kampung Pasir/Zooview are very far away.

Yeah, best to see it with your own eyes and get a feel of BH and the areas around whether suitable or not for you.

At Kuala ampang there is a cluster of Chinese restaurant including the famous Mei Keng Fatt seafood, yeah cousin. Also at junction of MR2 and Jalan Ampang there is a food court, and quite a number along Jalan Ampang close to MR2 but parking could be an issue. Hopefully once SUke highway is completed the jam will come to past.

Nearest perhaps would be Taman Melawati or Kuala Ampang
